A growing city in the middle of the economically strong Rhine-Main region

The medium-sized town in the eastern part of the Hessian district of Offenbach between Darmstadt and Frankfurt am Main currently has 37,000 inhabitants. Presumably already settled since the Mesolithic Age, the town was first mentioned in a document in 834. After the appointment as a market town in 1813, the connection to the Main-Neckar railroad followed in 1846 and in 1883 the award of the town rights. After the First and Second World Wars, Langen (Hesse) grew quite strongly in each case; between 1939 and 2009 alone, the population quadrupled from a good 9,000 to over 28,000 inhabitants. As a place to work and live, the city is attractive not only because of its proximity to the major cities in southern Hesse, but also because of the numerous local companies, primarily from the communications, information and computer industries. More than 100 companies in this field, such as Oracle, Borland, Bull Computer, Panasonic, Fujitsu, MISCO, Nikon, The Bristol Group, Polygen GmbH and the media group Vivendi Universal Publishing, have branches in the city. The academic teaching hospital of the University Clinic Frankfurt am Main, the postal center of the DHL and the training center as well as the district control center of the "Deutsche Flugsicherung GmbH" also provide sufficient jobs in the city.

New construction projects, urban redevelopment and urban renewal on a large and subsidized scale

Administratively, Langen (Hesse) is divided into the districts of the old town in the east, the center in the middle, the Neurott commercial area in the northwest, the Nordend residential district with many apartment blocks and high-rise apartment buildings, the purely residential areas of Linden and Oberlinden in the west, and Steinberg in the southeast with new row, one-, two- and three-family houses including gardens built in the 1990s. As one of a total of 14 cities and communities, the city has been a member of the "Urban Redevelopment in Hesse" development program as a single location since December 2005. The two urban redevelopment areas defined in this context by the city council in 2007 are the Stadtmitte/ Bahnstraße business zone in downtown Langen, including Obere Bahnstraße, Lutherplatz and the Romorantin/Long Eaton site formerly used by the U.S. Army, as well as the areas northwest of the B486 federal highway in the Neurott district. Another new construction project on site is the development plan VE No. 1 "Appartementhaus am Weißen Stein" adopted in 2013 for the construction of a four-story residential building with staggered and attic floors as well as an underground parking level in the immediate vicinity of the S-Bahn station.

Langen: A topographically very, price-wise not so favorable area for housing acquisition.

Langen's favorable topographical location and high economic appeal have had a lasting effect on real estate prices there in recent years; the average purchase price for condominiums and single-family homes is currently almost 3,000 euros/m², which is higher than that of both the state and the rest of Germany. In 2014, for example, 60m² as well as 100m² apartments cost significantly more than between 2011 and 2013 (approx. 1,600 and 2,100 euros/m²), at approx. 2,700 and 3,100 euros/m² respectively. In the same period, 150 m² houses have also become more expensive, from around 2,500 to 2,700 to over 3,000 euros/m². Property prices in Langen (Hesse) are therefore currently also significantly higher in some cases than in the neighboring towns and municipalities of Egelsbach, Dreieich, Erzhausen, Neu-Isenburg, Mörfelden-Walldorf and Offenbach, and roughly on a par with prices in Darmstadt. However, housing in the region is more expensive in Frankfurt am Main, where the average property purchase price is already over 4,000 euros/m². This large price difference also makes the city interesting for more and more commuters from Frankfurt, as Langen (Hesse) is less than 18 kilometers away and can be reached quickly and conveniently via various highways and federal roads in just 20 minutes.

Tradition and modernity, institutions and services to satisfy all residents

The city is also not too far from other cities in the economically dynamic Rhine-Main region, which is quite expensive in terms of real estate prices, such as Wiesbaden, Mainz, Rüsselsheim, Bad Homburg vor der Höhe, Hanau, Aschaffenburg, Marburg, Giessen, Limburg an der Lahn, Fulda and Wetzlar. However, while you have to invest at least as much or even more for houses and apartments in Mainz, Wiesbaden and Bad Homburg vor der Höhe, for example, prices in the other places mentioned are lower than in Langen (Hesse). Nevertheless, the city also recommends itself as a modern and beautiful place to live due to its exemplary infrastructure and the eagerly pursued primacy of far-reaching citizen participation. For example, an extensive digital citizen information system provides residents with detailed online information on all aspects of life from A for demolishing buildings to Z for living together.Thelocal town hall, the modern municipal library, the "Altes Amtsgericht" cultural center with the town archives, as well as the adult education center, the music school and the many sports facilities are also modernly furnished and equipped.
