In rural regions, there is even a decline in population in some cases, meaning that prospective buyers can purchase a property for less than €1,500 per square meter in some cases.

This is because the listings in the surrounding area may contain significantly lower prices. There is one disadvantage to buying a property in NRW. The property tax is 6.5% as of 2024. This is a peak value compared to other federal states. This means that the ancillary purchase costs are somewhat higher and the amount to be paid increases.

Solution: Buy a commission-free property

It is therefore advisable to reduce the ancillary purchase costs elsewhere. This is possible by limiting yourself to commission-free properties. We only list such properties on our website. This allows you to save the estate agent's fee when buying.

This fee can be up to 7.14 percent and is usually split between buyer and seller. This means that for every 100,000 euros you buy, you pay 3,570 euros commission for a service that is almost always unnecessary for the buyer. In the case of a detached house for 500,000 euros, this is already 17,850 euros - money that you normally have to pay out of your own pocket.

If you buy a commission-free property, this sum is eliminated. The ancillary purchase costs are noticeably lower.
