Location
The house is part of a former town factory, the Nikolaihof. It is centrally located on the church square in Wilsdruff / Dresden. Directly opposite the neo-Gothic Nikolai Church. You live and work here in the most beautiful and historic part of Wilsdruff, just outside Dresden;
The market square is about 50 meters away. There you will find banks, a post office and stores for your daily needs. Buses to Dresden and Meißen leave from here. A Netto supermarket with an attached butcher's shop and bakery is also just a 5-minute walk away. A small shopping area about a 5-minute walk away rounds off the offer. (Aldi, Netto, Takko, Deichmann, P=fennigpfeifer etc.)
Free parking spaces in the public area.
The house is located at the end of the inner courtyard. So you live quietly, but still centrally.

Information that you should consider before visiting the site:
1. neighbor's dog
SamKito lives in the house next door. SamKito is a Weimaraner-Dogge mix. He is a male dog who sometimes checks the neighbor's house to make sure everything is in order. SamKito is distant and friendly towards people, but also curious. So if you are afraid of dogs, you will not feel comfortable here in the long term
2. keeping animals:
The keeping of cats, even pure "house cats" is expressly NOT permitted; -not even for the future. Sorry, this is an essential point of the future tenancy agreement.
The keeping of dogs - even small dogs - also requires the prior, express consent of the landlord. (This depends on how your dog gets on with SamKito. He is always happy to have other dogs to romp around with outside).
The animal is not allowed to roam freely on the property premises, especially not unsupervised. -Not even in the garden!
3rd garden unit
This unit includes an individual outdoor terrace and the garden area described above, which extends right up to the city wall. You can design, plant and use these according to your taste. This is up to you.
This area is connected to another private green space and has several entrances. Therefore, "your" garden area - as is usual in an apartment building with outdoor facilities - is expressly NOT rented to you.
4. miscellaneous
Please refrain from unannounced "advance viewings". The house and garden are inhabited. You are disturbing the privacy of the residents, which is not a good recommendation for you. Which is why we will not accept this!
At the same time, we have made every effort to inform you as comprehensively as possible. However, after certain viewing appointments, with certainly very amiable interested parties, we now believe we have to point this out:

1. the property is located in the center of a town on the Kirchplatz in Wilsdruff opposite the Nikolaikirche. This means: the probability that you will be woken up by happily grazing cows is relatively low. But it is closer to the shops.
2. no parking space is mentioned in our description. This suggests that the apartment does not actually have a parking space.
4. young families with small children live in the complex. And we like that. Please: Alternatives for quiet, age-appropriate and barrier-free living are available in sufficient numbers in Wilsdruff.
