Modern bathroom renovations were carried out in 3 apartments; the last one in 2023! Furthermore, a new gas condensing boiler was installed in 2022. In addition, the apartments have been fitted with new front doors in the past 2 years. New room doors were installed in 5/6 apartments. The two ground floor apartments each have a small garden. A new intercom system was installed in 2023. One of the attic apartments was extensively renovated, both visually and in terms of energy efficiency. Neither the new gas boiler nor the refurbished attic apartment are yet included in the consumption certificate. However, gas consumption has fallen by around 30% in the last 2 years. In addition to a satellite system, the house also has a cable connection.
Location
The house is located on the outskirts of Niedermittlau, in the municipality of Hasselroth, at the end of a residential street. This results in an extremely low volume of traffic. There is an adjacent nature reserve, which tenants like to use for walks. Shopping facilities for daily needs, doctor, dentist, kindergarten and elementary school in the village. Secondary school in Neuenhaßlau, comprehensive school in Langenselbold, secondary school and grammar school in Gelnhausen. Freeway connection A66 3km. Rail connection at the stations Niedermittlau-Bahnhofssiedlung, or Hailer Meerholz each approx. 3km. Nearest towns: Langenselbold and Gelnhausen approx. 8km each.
The rentability is excellent. There have been no vacancies in recent years. Long-term tenancy agreements also show that the tenants are generally satisfied.
Due to the good location and the rail connection and highway, the proximity to Frankfurt and the general infrastructure, this will continue to be a sought-after property and will also contribute to the general increase in value in the future.

The house has been fully let for years without interruption/vacancy! There is always a very high demand when new lettings take place. The age of the tenancy agreements is: 1-16 years. 3 of them over 14 years. There have been no payment difficulties on the part of the tenants for years!
The current annual net raw income (basic rent + photovoltaics) amounts to: ~ €60,500.

You are probably wondering why I want to sell:
1.) My speculation period of 10 years is over. (tax-free sale)
2) Main problem: My depreciation is very low ==> Very high income tax burden
3) I have to drive 120km to get to the house. This is feasible but not ideal, as I do all the property management myself.
4) The house (like almost every other house) also has defects that should not be tackled immediately, but in the next few years. I have also factored that in. I do almost everything myself, but I work full-time and tend to run behind my tasks and the mountain is getting bigger rather than smaller. If you are talented or have someone to help you, you can make good, quick gains here!

The yield of the PV system fluctuates annually depending on the solar radiation around ~ €5,500 net up to and including 2028.
The system is sold with the purchase of the house.
