The building was completely structurally renovated, including the professional fixing of a settlement crack at the north-west corner. The roof truss and roof covering have been completely renewed. On Friday, 26.07.2018, the Ostsee-Zeitung reported on the topping-out ceremony under the title "Living in the horse stable". There are no longer any horses here, but there are plenty of swallows, which is why I decided to rename the project "Schwalbenhof". Barn swallows are so called because they used to nest in the wide chimneys of houses and still only nest inside buildings today. House martins also nest outside under roof overhangs.
The original plan was to build 2 vacation apartments in the barn, but then I quickly gave the barn to the swallows. It has now actually become a vacation apartment. In summer for the swallows and in winter for the bats.
The house is divided into 8 ownership units. 7 of these are intended for apartments and the eighth is the still original barn area on the first floor, which is designated as a commercial unit but is only used as storage space and is the "substitute habitat" for the strictly protected barn swallows in summer.
Even before the renovation, some swallows lived in the barn and some in the roof. We started renovating the roof before the swallows returned in the spring so as not to destroy any nests and made sure that all the ventilation openings in the barn were open, which the swallows use as a cat-safe entry and exit point, so that the move went smoothly.

The price does not include services that I would like to leave to your personal decision and execution by companies or on your own, such as painting work, floor coverings, wall tiles, sanitary objects, type of electrical equipment (smart home or conventional) and the appearance of all visible wall and ceiling surfaces including the existing wooden beams, purlins, studs, headbands, etc.

A large gas storage tank corresponding to the requirements was buried in the courtyard and the pipe was laid down to the partial basement, where a condensing boiler has been supplying heat economically and reliably for 2 years. This was to be supplemented by an air source heat pump which, for reasons of efficiency, would take over the heating operation from outside temperatures above 0. In addition, such a hybrid heating system with 2 heat generators offers a high degree of reliability.
There is also a new house connection column in front of the house, for which a new, sufficiently dimensioned power line had to be laid, and the distribution cabinets for the apartments, the general electricity and for possible photovoltaics and charging stations for electric cars are already waiting in the partial basement.
The hot water supply for the kitchen, bathtub and shower room is decentralized with one powerful instantaneous water heater per apartment, so that only the heating is billed centrally via heat meters, while you can bill the hot water preparation directly with an electricity provider of your choice.
Another advantage of this type of system is that there is no heat loss from the water on the way to your shower and no standing losses, and the water is immediately available at the temperature you require.
The lower level of the maisonette will have underfloor heating, while the top floor will have tubular radiators, which primarily emit radiant heat and therefore avoid the dust caused by convector radiators and are easier to clean.
The approx. 350 m2 flat pitched roof is ideal for installing a photovoltaic system.
Location
When I first drove to Klein Kordshagen to visit the future Schwalbenhof, I was surprised that the distance to the Ostseecenter shopping center (Langendorfer Berg) was only 3 km and the distance to the Stralsund town limits was only 800 meters.
At the entrance to the town, I noticed a dead-end sign and a 30 km/h sign as well as a sign for moose crossing. I haven't seen any moose here yet, but I have seen roe deer and foxes before and in the village. It is safest to drive at a moderate speed well before the village as dusk begins to fall.
You should also pay attention to the 30 km/h sign, because the children here are used to playing on the road and riding bikes or scooters, as I remember from my childhood, and the residents of the village, who I have come to know as consistently nice, are happy to go for a walk, even with baby carriages, because there is no through traffic.
At the end of the village, where the Schwalbenhof towers imposingly 1m higher on the right, the road, which is now called Hof, turns right and leads around the square back to the village road. On the left, somewhat hidden behind the lime trees on the rondel in front, you can now see the Klein Kordshagen manor house, which is a listed building together with the lime tree rondel.
At the corner, the road disappears as a dirt track in the forest, which leads on to Krönnevitz and Duvendiek as far as the L21, from where it is only 30 km to Zingst, which more and more cyclists have now discovered as an insider tip as a shortcut.
I was so impressed by the Schwalbenhof on my first visit, but also by the beautiful situation and surroundings at the end of the village, that I spontaneously fell in love with the house and the place.
