22417 Hamburg (Langenhorn)For sale is a building plot with planning permission for a semi-detached house, cleared of old buildings. The plot is cleared, building electricity and building water are already available so that building can begin immediately.
According to the building permit, the plot may be built on with a new construction for a detached or semi-detached house with a floor area of approx. 15.5 x 7 sqm + bay window. With the existing building permit, a living space of approx. 170 sqm can be created on the ground floor and first floor. The existing architectural planning (see attachment), statics and soil survey are included in the purchase price.
With the existing building permit, a rentable living space of 175 sqm (including 1/4 of the terraces/balcony) for 2 households with a spacious cellar, garden land and parking space can be set.
The building permit was granted in accordance with § 34 BauO. If the already projected property is to be built, construction should begin as soon as possible. If there is interest in a differently designed building, a new building application would have to be submitted.
A single-storey building is permitted, i.e. first floor plus upper floor with correspondingly adapted living space. The roof shape is freely selectable. As there is no shading, a flat pitched roof, a flat or monopitch roof with a PV system for self-sufficiency, for example, is suitable.
The GRZ is 0.2.
As the building ground consists of the best sand, the construction of a full or partial basement is also possible (a soil survey is available).
There was previously a small semi-detached house with an extension on the plot. The gable wall of the remaining, other semi-detached house has already been technically and visually renovated with a roof overhang and new façade design.
The spacious plot is sufficiently protected from view and fenced in by the existing trees and hedges on the neighboring properties.
The property was planned for my children, but they both no longer work in Hamburg. If there is interest, a later date for the transfer of the property can be agreed in the purchase contract.
