The furnishings of the house are in need of modernization according to the year of construction. The windows were replaced with triple-glazed plastic windows in 2009. The flue of the two fireplaces is currently not working. The lower apartment is in clear need of renovation. The bathroom and toilet in the first floor apartment should be completely renovated. The upper apartment is rented and in good condition.

The two-family house is located in Kaufering-West in a quiet Zone 30 residential street in the immediate vicinity of Fuggerplatz. There is a family doctor's center, a retirement home, a physiotherapy practice, a pharmacy and the local bus stop. There are several shopping centers nearby (REWE, EDEKA, DM drugstore). The Kaufring train station is 1.2 km away. The journey time to Munich is 35 minutes, to Augsburg 38 minutes. There are several kindergartens, a secondary school and a swimming pool with sauna in the village. The post office and savings bank are 100m away. The pizzeria La Piazetta Romana can be reached on foot in 5 minutes.

Although I received 32 very good offers in response to the advertisement in the summer of 2022, the unfortunately divided community of heirs (three heirs) could not come to an agreement regarding a sale at that time.
Unfortunately, the sister has now applied for foreclosure on November 6 due to emigration plans. However, the underlying court report is now 3 1/2 years old. It also does not take into account the improvements imposed by the Heating Act. I have therefore lodged an appeal with the Augsburg Regional Court. I am registered as a co-heir in the auction and have an equal right to a say. If the auction goes ahead despite the pending complaint, I will reject any inappropriate surcharge due to the highly questionable legal basis.

After the third interest rate cut by the central bank, a turnaround in the real estate market is in the offing. The recession makes further interest rate cuts necessary. So when do you want to buy? When prices are up again because everyone wants to go through the same door at the same time? The current standard land value here is currently €975/sqm. For a plot of 581 square meters, that's €566,475. There are two rentable 110 sqm apartments in the house. With an average rental price of €11.40/m² here in Kaufering, this represents a secure rental income of €2500/month. This must be taken into account additionally and appropriately when estimating the purchase price. But as usual, this is a matter for negotiation......
