Each apartment has a duplex garage. Our garage is located in the 4-car duplex garage, top right parking space.
Room layout - first floor
The ground floor has a loft-like design. There is a completely open-plan cooking, dining and living area. The originally planned room doors could be retrofitted (see floor plan).
The kitchen is custom-made by Schüler with high-quality NEFF built-in appliances, an induction hob and a wine fridge. The worktop is made of granite and all cupboards are fitted with drawers. The kitchen also has a counter made from reclaimed wood.
Room layout - basement
An open wooden staircase leads to the basement. Here we have created our bedroom with walk-in wardrobe. The room is sufficiently bright thanks to the very large light well.
In the basement is the 2nd bathroom with another WC, a large shower and the Finnish sauna with steam function.
There is also a small storage room in the basement.

Floors
Wood-look tiles are laid throughout the ground floor. Both bathrooms are tiled with concrete-look tiles. Strip parquet flooring is laid in the entire lower living area.
There is underfloor heating in all rooms (smart control with Homatic), and additional towel radiators are installed in the two bathrooms. Each room has electric blinds, which can also be controlled smartly via Alexa etc.
Bathrooms
We have two bathrooms: the bathroom on the first floor is equipped with a double washbasin (custom-made from reclaimed wood), a shower toilet and whirlpool bath. In the 2nd bathroom on the lower floor there is a large, tiled shower and another toilet. In addition, a Finnish solid wood sauna with steam function (size 160 x 180 cm) is installed in this bathroom.
Terraces
Access to the two terraces is via the kitchen and the living room. The terrace by the living room has a lawn of approx. 40m².
Construction method
The building was constructed as an efficiency house in accordance with EnEV. The exterior walls are made of highly insulating brickwork with integrated thermal insulation made of natural volcanic stone (perlite). The apartment also has adjustable ventilation.
The heating system is a gas heating system combined with solar thermal energy. Sound and heat insulation glazing and a sensible design of the building services ensure low energy consumption.
Location
The 6-family house, completed in 2021, is located in a very quiet residential area in Lerchenau. All important shopping facilities, doctors, pharmacies, schools and kindergartens are available in the immediate vicinity.
