The heat and hot water supply of the apartment is provided by a gas floor heating system installed in September 2018 (latest condensing boiler technology with outside temperature control).
Note:
The gas floor heating is installed in the roof space above the apartment, does not affect the appearance of the living space and therefore has short pipe runs and low heat losses.
For this reason, the data on the energy performance certificate does not match the actual situation. Unfortunately, the former manager did not have this corrected (depending on the heating intensity, the previous tenants have incurred approx. 60/70 € per month to date; however, 40 € was also possible).
The stairwell was renovated in summer 2019.
In the course of this, a new apartment entrance door was installed (sound insulation and climate class 3, floor seal, 3-point locking, protective fitting, cylinder with drilling protection, emergency and danger function and anti-impact technology).

Quiet location. The Zuffenhausen city park with various sports clubs is just a few minutes' walk away.

There is a charging station for electric cars approx. 500 m away on Morsestraße.
The Neuwirtshaus and Zuffenhausen S-Bahn stops are just a few minutes' walk away.
The Zuffenhausen highway junction is also just a few minutes away.

Due to the complete refurbishment, I am aiming for the longest possible tenancy.
An annual statement of operating costs will be drawn up.
The gas and electricity costs are to be settled directly with the energy supplier (own meters in the apartment). The advance payments for these are not included in the operating costs.
As part of the "Große Kehrwoche", residents must clean/sweep the stairwell, the basement corridors and the basement vestibule themselves.
A janitor service is commissioned for the remaining cleaning (every 14 days) and winter maintenance.
