Location
The well-known asparagus town Beelitz with approx. 13,000 inhabitants was, among other things, the venue of the Brandenburg State Garden Show in 2022. The town is very well connected to Berlin (approx. 30 km) and Potsdam (approx. 20 km) via the B 2 and the nearby A 9 and A 10.
The district of Elsholz is located about 5 km south of Beelitz. The property is located at the end of the Bahnhofsweg, directly at the B 2. Directly adjacent is a small commercial area. The train stop Elsholz is about 400 m away. From here the regional train RB 33 goes to Potsdam and Treuenbrietzen.

"The area in the land use plan for the Elsholz district is designated as a commercial area.
According to the German Land Use Ordinance (BauNVO) § 8 (2) sentences 1-4, it is permitted to build commercial enterprises, warehouses, business, office and administration buildings, petrol stations and sports facilities here.
As an exception, apartments for supervisory and standby personnel, company owners and managers may be assigned to the commercial enterprise in accordance with paragraph (3), but these must be subordinate to the floor area and building mass."
