The semi-detached house was completed in June 2003 in accordance with the then valid low-energy regulations for new buildings. The house is equipped with external roller shutters on all windows (except for the guest bathroom on the ground floor). It has a solid construction (sand-lime brick) with a pitched roof with roof tile covering. All floors (except the basement) have a "floating" screed for energy efficiency and sound insulation. The house has a basement over the entire floor area.
The living and dining area has high-quality parquet flooring (Merbau). The floor in the hallways, bathrooms and kitchen is tiled. On the upper floor, 2 rooms have cork flooring and one has parquet flooring. The attic has a carpeted floor with textile backing.
The complete thermal insulation of all exterior walls, the roof and double-glazed windows everywhere (except for one basement window) are the basis for the building's very low energy requirements, even today. In 2017, the building's energy self-sufficiency was further increased by installing a photovoltaic system with a maximum output of 10 kW and 10 kWh of electricity storage. This covered around 70% of the electricity requirements of a four-person household. In 2021, the PV system was also supplemented with a suitable wall box for charging an electric vehicle (type 2 plug) (currently 11 kW - 22 kW possible). The building's central heating is a gas condensing boiler including hot water preparation.
The interior structure of the rooms is based on the load-bearing exterior walls and the stairwell walls. This allows for flexible room layouts on each floor. On the first floor, there is a bathroom with shower and the kitchen, which currently flows into the dining area and then into the living area. The entire living area on the ground floor is beautifully bright and adjoins a terrace across the full width of the building via large floor-to-ceiling windows/doors. One patio door can be opened using the lift and slide function so that the door does not protrude into the room when open.
This leads to the wonderful wooden terrace built in 2020, which invites you to linger in summer with the high-quality awning that runs across the entire width of the terrace. To the right of the terrace is a wooden house for storing garden tools and furniture. There is also a wooden house at the end of the parking space, which offers additional storage space. There are 2 x 1000 liter tanks on the plot for storing rainwater, which can be used to water the garden during the summer months, thus reducing water consumption costs.
The house has a further bathroom on the upper floor. This has a shower and bathtub. There is also a bidet. The toilets on both the upper floor and the ground floor were replaced with new rimless toilets in 2020. There are currently three further rooms on this floor. One of the rooms has a roof window with a view of the garden and far-reaching views of the countryside. This window is fitted with an external roller blind, an internal insect screen and an internal blind. The other two rooms each have a two-part floor-to-ceiling window with a fixed lower window section. With the exception of the bathroom, all rooms on the upper floor have a sloping roof.
The attic is fully developed and has a small room for the central heating and a large room with a window and sloping roof. The carpenter has built closets into the sloping ceiling on the top floor.
The house has a digital satellite TV reception system (DBV-S2) and its own, very fast fiber optic Internet connection with a current maximum bandwidth of 1000 MBit / sec (1 GBit / sec).
Location
The property is located on a very quiet little street (residential street) in a residential area close to nature in the Mechernich district of Vussem. The surrounding area is dominated by views of the green, unspoiled nature of the beautiful northern Eifel.The semi-detached house is located at the end of a group of identical properties and therefore there is no directly adjacent residential building.
Despite the quiet and idyllic location, the connections are excellent: there is a highway connection 4.4 km away and a train station 5.2 km away. Trains run every 30 minutes from the station to Cologne (North) and Trier (South). Bonn (East) can also be easily reached by train via a change in Euskirchen. A bus stop is just a 5-minute walk away.
There are various kindergartens and schools of all types within a radius of around 10 km.
The main town of Mechernich (approx. 5 km) in the district of Euskirchen has a wide range of shopping facilities for daily needs. In addition to specialist stores, there are various discount food stores and several supermarkets. There is also a large hospital with various specialist departments. The next largest town, Euskirchen, offers even more choice and a pedestrian zone for strolling 20 km away.
For a special shopping experience, there has been an outlet center in the neighboring, beautiful old town of Bad Münstereifel, 12 km away, for several years. The surrounding area offers numerous excursion possibilities, such as: Hochwildpark, open-air museum, leisure pools, playgrounds, summer toboggan run and more.
