Building plot in Todtnau (Schlechtnau)

It is with a heavy heart that we are selling our beautiful plot with a large building window in Todtnau (district: Schlechtnau).

The plot is idyllically situated in the top row directly on the edge of the forest and has a stream. Due to its location as the penultimate plot in a cul-de-sac, which is used exclusively by residents, there is no through traffic or vehicle noise. The plot is situated on a wonderfully sunny south-west-facing slope, from which you can enjoy a phenomenal, unobstructed view of the valley.

The plot consists of the three adjoining parcels no. 193, 194 and 189/1 (see site plan) and has a total size of 3612 square meters. There is a development plan for parcel no. 194; the other two parcels are pastureland and woodland. The parcels can only be purchased together, as this is the only way to maintain the minimum distance from the forest when building on them.

The property has already been developed; however, the development costs are only due upon construction (a cost estimate from the municipality is available).

There are already documents from the surveyor, cost statements from the cellar builder and house construction company as well as finished construction plans including 3D renderings of the interior and exterior (timber house). The plot is located in the top row with unobstructable views. Directly on the edge of the forest (own forest area), adjacent to a nature reserve and pastureland, further development in the neighborhood is unlikely.
