First of all, I am very pleased that you are interested in my house.
I designed the house with my wife and am the first owner.
This is a real semi-detached house.
It is a somewhat "different" house in terms of the interior, freely planned and individually designed.
Please take a look at the pictures to get a first impression.
However, only a viewing will convince you of the extremely tasteful and loving furnishings.
I would just like to mention that the basement could also be used commercially (planning office, architect, freelancer, etc.).
It is quite possible and also provided for in the planning that an additional access to the basement can be built, so that it would also allow a granny apartment (see plan copy!).
The garage has a full basement and a separate staircase to the garden.

The house has a basic stove (not a fireplace!) as an alternative heat source. As this stove is virtually climate-neutral, it does not fall under the immission regulations and may continue to be operated.
Front balcony on the 1st floor by the bedroom.
The property has an integrated garage that leads directly into the house without having to go outside.
There is also a parking space in front of the house.

The property is in a prime location in the Rhine-Main area in a play street in Rodgau-Jügesheim, i.e. a traffic-calmed zone.

A natural landscape with a recreational area begins just a few hundred meters away.

As Rodgau is located in the heart of the Rhine-Main region, excursions to the surrounding low mountain ranges (Taunus, Vogelsberg, Spessart and Odenwald) are possible in a short time by car or by bike.
Historic towns such as Seligenstadt, Würzburg, Bamberg, Rothenburg ob der Tauber, Miltenberg am Main and many more are within easy reach.
Medical care (Frankfurt University Hospital, Sana Clinic Offenbach and Asklepios Clinic Seligenstadt, general practitioners, specialists, pharmacies, a newly built medical care center) is guaranteed.
All types of schools are available in Rodgau, as are elementary school and kindergartens (5 minutes' walk from the property).
Excellent gastronomy, cinema, playgrounds and extensive cultural activities are offered in the immediate vicinity.
