Above all, the well-preserved fitted kitchen with brand-name kitchen appliances and the solid wood seating area in the living room make a homely start quick and easy.
As expected, the energy certificate is not sensational due to the year of construction and the heating technology (oil-fired central heating) is already over 30 years old. However, as it is a low-temperature boiler, there is no obligation to replace it according to the GEG in the event of a change of ownership; with continued good maintenance and care, the technology can certainly be maintained for a few more years, e.g. until Stadtwerke München (SWM) has completed its plans for a local heating network from renewable energy sources for the area (the feasibility study should be completed by the end of this year).
Location
Rübezahlstrasse is located at the south-eastern tip of Munich's urban area in the Waldperlach district, close to the borders with the municipalities of Neubiberg (into which the settlement merges seamlessly) and Putzbrunn.
To go shopping, you only need to walk along Rübezahlstraße approx. 250 m west to WALDHEIMPLATZ, where you will find a full-range supermarket and a well-stocked drinks market as well as a bakery, a pharmacy and various doctors' surgeries. The LEIBERHEIM is also a cozy Bavarian pub with a large beer garden. There is a bus stop for MetroBus line 55 at the aforementioned Waldheimplatz, which runs every 6 minutes to the Neuperlach-Zentrum subway station (journey time approx. 10 minutes) and then to Munich Ostbahnhof (journey time just under 30 minutes). At the same location is the terminus of the 221 bus, which goes directly to the Ottobrunn S-Bahn station (also approx. 10 minutes) and Unterhaching (approx. 25 minutes), with one change to the nearby Neubiberg S-Bahn station (approx. 12 minutes). And of course, don't forget the N45 night bus, which also starts and ends at Waldheimplatz and runs via Ostbahnhof to the center of Munich.
Finally, to complete the picture:
Both the Siemens AG site in Neuperlach-Süd and the Bundeswehr University Munich in Neubiberg are major employers within easy cycling distance,
the well-equipped Seemannsiedlung industrial estate in Putzbrunn with its extensive range of retail outlets and
the Hachinger Tal landscape park on the former Neubiberg airfield.
