Seeblick 12, 24369 Langholz – Schleswig-HolsteinWith a little sea view, only 300 m to the quiet bathing beach (April to October you can set up your beach chair there free of charge, store your boat, ...) and dog beach, there are only very rarely modern, energy-saving and detached houses that can be used as a permanent residence or vacation home (for your own use or for rent) and at the same time offer a pleasantly quiet environment.
Completed in 2012, the house offers a 771 m² plot and around 150 m² of living and usable space (plus an attic that can be converted if necessary, windows including sea views available), solar panels for hot water, underfloor heating throughout the house, a cozy fireplace, a pleasant living atmosphere, a great garden ... and all this just 300 meters walk to the quiet Langholzer beach (DLRG-guarded) and separate dog beach. From the terrace, kitchen, dining room, bathroom and one bedroom you have a small view of the Baltic Sea over a few roofs and sometimes wonderful sunrises.
The large terrace, individually laid out in arches and facing south and west, offers sun from morning to evening. And the double patio doors in almost all rooms (including the bedrooms on the upper floor, which have a French balcony) ensure that the rooms are always flooded with light.
The house (built in 2007) was completed by specialist companies after our purchase in 2012 (interior work, garden, etc.) and operated as a luxury vacation home for many years. After extensive renovation in 2023/2024 (painting work inside/outside, new switch program, all window and door pleated blinds new, new furniture ...) the house is now rented out again as a vacation home. The contract with the vacation home management can - but does not have to - be taken over, depending on whether you want to continue renting or use the house yourself. In the past, the annual rental income from vacation rentals has always amounted to €32-35 thousand per year plus annual depreciation; there is further potential for growth. In the case of a permanent rental, it can be assumed that around half of the rental income will be generated.
