The farmhouse, built in 1909 and attached on one side, is conveniently located in a quiet part of Newel. You can feel the old charm of the house as soon as you enter. Consistently renovated with high-quality materials, this gem combines the old with the modern.
Through the modernized, yet historic oak front door, you enter the hallway with original V&B tiles from 1909. From the hallway, you enter the former living room with original built-in cupboard and display cabinet on one side and the dining room on the opposite side. Straight ahead, the hallway leads through a glass door to the old staircase, the bathroom and the kitchen.
The dining room has been extensively renovated. The oak floorboards in combination with an exposed natural stone wall radiate cosiness. As a central room, the dining room connects the kitchen and living room. The high-quality fitted kitchen (Häcker 2019) with Siemens built-in appliances included in the purchase price leaves almost nothing to be desired.
The living room on the other side of the dining room is located in the extension built in 2012. With 25 sqm and large windows to the east and west, the room is bright, modern and yet homely and cozy. From here you can access the garden and the adjoining large wooden terrace under the 100-year-old ash tree.
The kitchen leads to a small hallway that leads to the staircase and on to the bathroom. There is a small storage room under the stairs for supplies or cleaning utensils. Opposite the kitchen is the 12 sqm daylight bathroom, which was renovated in 2015. The bathroom is equipped with a bathtub, shower, washbasin and space for a washing machine and dryer.
The original wooden staircase leads to the upper floor with three bedrooms, a dressing room off the master bedroom and a further shower room. While the master bedroom in the extension is modern and airy and surrounded by greenery, the large bedroom in the main house captivates with the charm of the old house thanks to the exposed natural stone wall.
From the small hallway, you can reach the fully developed attic via a separate staircase. On a floor area of just under 60 square meters (minus sloping ceilings), there is plenty of space for a home office or hobbies. A small coffee kitchen with fridge and counter is installed in an alcove next to the staircase. There is also a small storage room on each side of the gable.
There is further storage space in the cellar, which is accessible from the outside. The heating system and oil tank are also located here.
The house has been successively and consistently refurbished from 2007 to the present day and is currently being renovated. The exterior and interior plaster has been renewed, water and sewage pipes, most of the electrical wiring and some windows have been replaced. The heating system was completely overhauled and modernized in 2012 to enable the installation of underfloor heating in the extension. Thanks to the old building structure with its approx. 60cm thick walls, the oil consumption is rather low at approx. 1800-2000l oil / year.

Information on equipment

The house has been modernized throughout with high-quality materials.
The floors are covered with solid wood floorboards (larch/oak), oak parquet or tiles. Laminate flooring was only laid in the converted attic.

The walls were partially exposed so that the natural stone masonry was visible. With the exception of two rooms in the old house, all rooms were replastered. In the dining room, a wall border was uncovered and preserved as a tribute to the origins of the house and transferred to the new plaster using a stencil. This connects the old with the new.

The double-layered natural stone masonry with a thickness of approx. 60 cm not only ensures that the heat stays in the house in winter, but also that it stays outside in summer. The rooms have pleasant temperatures all year round.

The windows on the upper floor of the old house are double-glazed plastic or wooden windows, while three windows on the ground floor have been replaced with triple-glazed oak windows in accordance with the village renewal specifications. The extension has large wood-aluminum windows (oak), also triple-glazed.

The heating system was completely overhauled and modernized in 2012 (new control system to divide the underfloor heating in the extension and the radiators in the old house into two heating circuits, new pumps, new burner). There is a 300l buffer tank for hot water preparation (replacement approx. 2019). The 3000l oil tank is welded in the cellar. Due to the thick walls, the consumption is rather low with an annual oil requirement of 1800-2000l.

The roof was cleaned and checked three years ago and is in good condition. It was insulated with glass wool (approx. 10 cm) and clad.

The house also has a cellar, which has a partly concrete floor and partly rammed earth floor. The walls are dry.

The house was extensively renovated in 2024 and is therefore ready for immediate occupancy.

Further future renovation measures regarding heating, solar system, windows..., are interestingly eligible for funding by KfW, Bafa but also by the village renewal. The house is not a listed building.

Location

The house is located on the Kreuzerberg, a district of the municipality of Newel, between Aach, Hohensonne and Newel (main town). There are only about 20 houses here, surrounded by idyllic nature. Children can still play outside here. The slightly hilly landscape of the southern Eifel is ideal for long walks.

There is little traffic on the road through the village. Nevertheless, the village is very well connected. In only three minutes you can reach the exit to the highway A64 to Luxembourg (to the airport approx. 25min). Due to the proximity to Trier (7km), you can also quickly stroll around or do your weekly shopping in the city. Bitburg is about 15 minutes away by car.

Daily necessities can be bought in Trierweiler or Welschbillig. In these easily accessible towns there is a post office, bakeries, dentist and general practitioner, pharmacy and an Edeka or Rewe and otherwise you can also get to Trier really quickly.

Kreuzerberg is also well connected to public transport with hourly bus connections to Trier or Echternach. Buses also transport children to kindergarten and school (for example to Wehrborn or Butzweiler).

The village was connected to the fiber optic network in 2020 and therefore has fast internet.
