The solid construction building with granny apartment is situated on a slope. This means that the granny apartment, which is almost at ground level, has a view of the front garden to the south-east of the house. The granny apartment has a bedroom and a living room with connections for a kitchenette. The bathroom has a bathtub.
Also accessible from the hallway, there is a small storage room under the stairs. The attic can be converted into a further living area. There is already an opening in the ceiling in the stairwell for this purpose.

Information on equipment
The building is a solid construction on a slight slope. Hollow blocks were used on the first floor / basement. The upper floor was built from Ytong bricks. The interior walls are made of sand-lime brick. The concrete ceilings (also to the attic) were constructed as Kaiser ceilings. The screed is a floating cement screed. The living areas are plastered with gypsum plaster.
The furnishings are largely standard from the period of construction. The staircase is covered with travertine limestone and granite was used in the upper bathroom.
The house is in need of renovation.
The protective cover of the 9m³ oil tank located in the ground was removed and disposed of at the end of 2023. The tank was cleaned and decommissioned with TÜV approval. It could be used as a zinc star or reactivated as an oil tank. The oil heating is still running, but is described as defective. It needs to be replaced. This is where the alternative energy concepts mentioned at the outset come into play. The house's fresh water connection and some of the water pipes were replaced in 2023.
In the 1990s, all water pipes on the upper floor up to the attic were replaced, as were some on the first floor.
The waterproofing on the components in contact with the ground, which is usual for the year of construction, is partially damaged. The terrace at the rear is brittle and needs to be replaced.
There are subsidies (thermal insulation, replacement of windows, etc.) and possibly tax deductions for energy-efficient building renovations and for replacing the heating system.
Location
Ernsthofen is located approx. 16 km from Darmstadt and is part of the beautiful Odenwald, with the Bergstrasse next door. Nature and animal lovers can relax and unwind here.
Nevertheless, you can quickly reach the Böllenfalltor in Darmstadt with the RMV trolleybus, and from there you can use various buses and streetcars to continue your journey. The A5 and A67 highways can be reached relatively quickly via nearby Pfungstadt.
