Fulfill your dream of having your own nature campsite with vacation homes and living and working in a completely secluded location! Both the site and the surrounding area offer plenty of potential. The beauty of the Thuringian Slate Mountains invites nature lovers to go hiking and cycling. Winter is also an active time: Ski slopes, cross-country ski trails and toboggan runs are all within walking distance. On the site of a former forest restaurant, we have done a lot of rebuilding in recent years and built a natural campsite for 10-20 mobile homes/tents, including a sanitary building as a massive new building (completion only in fall 2023). Last year was the first summer season for the campsite. The year-round vacation home rental (over 10 beds in total) has been very popular on AirBnB since 2021, especially with groups and nature seekers. A 5-room kitchen-bathroom apartment (primary residence) makes it possible to be permanently on site.

In addition: Former restaurant and guesthouse can be used for seminars and events after renovation. Much scope for design such as: Seminar house / event location / yoga center or health retreat / experiential education groups. The use is secured by a preliminary building application.

Design potential:
We ourselves, a team of four, took over the site from a private owner in 2020. The old forest restaurant had not been in operation for several years at the time. The site was in a neglected state. Through many different projects and investments, we managed to establish a functioning tourism business. The site is very popular in the region as a destination for excursions and events. It is already possible to cover the costs of the camping and vacation home operations, as well as kiosk sales (drinks and snacks, camping articles) and to run the business steadily. By exploiting the potential for expansion and extending the business, a good livelihood can be ensured in the long term. At the same time, there is also a great need for investment, especially in the building part of the former restaurant (large hall, 9 guest rooms, kitchen rooms, etc.), so that the beautiful site can develop its full potential. Our plan was to establish the former forest restaurant as a seminar and event venue. The use and structural extensions are secured by an approved preliminary building application.

Reason for sale:
Due to personal strokes of fate and serious illness, we are no longer able to continue working on our passion project. We would therefore like to pass it on to good hands. We are looking for motivated doers with capital who want to realize their dream of living and working in nature in this place, who see our work as a good basis and at the same time find plenty of room for their own ideas. Our oasis in the forest needs active support from people who appreciate and care for this special place.
