85656 Buch am Buchrain – BayernIn this house, the knowledge of two trades and a real estate management company was brought together so that the building structure was designed as simply as possible and without the known worries. The basement walls are waterproof as a white tank and the lower part of the garage built into the ground is made of waterproof concrete.
Attention was paid to good habitability, a friendly ambience and a healthy indoor climate. The upper floor ceiling height is 3.12 m.
The semi-detached houses are separate structures and the terraces are not next to each other, ensuring a high degree of privacy despite the residential area.
Floor-to-ceiling windows have been installed to bring plenty of light into the house. In summer, the house can be shaded with electric shutters retrofitted in 2024 and remains pleasantly cool inside. These can be operated using the relevant systems and apps with or without the cloud.
The patio flooring has been chosen in beige to support the Mediterranean flair and to allow the patio to be used even in full sunlight without the need for step-dancing or burnt soles.
An awning complements the shade and creates a cozy atmosphere.
The materials chosen are of medium to high quality and the house has been maintained and partially modernized over the years.
From 2010 to 2012, the outdoor facilities were redesigned with gabions and dry stone walls due to the construction of the garage and the three canopies were built.
The solar thermal system with heating control was added in 2015 and the kitchen was renovated in 2016 with high-quality Siemens appliances. The worktop was raised to a height of 1.02 so that even I (1.92) can work in the kitchen without back pain.
In 2021, the sump was equipped with a lifting system to avoid the unpleasant maintenance and cleaning of the sump.
In 2024, the garage door drive, the thermostat cartridge of the shower fitting and wearing parts of the heating system were replaced.

The property is located in the southern district of Erding, in the village of Buch am Buchrain.
This is slightly higher than Munich and the surrounding area, so depending on the weather, there are wonderful views of the entire mountain range as you drive in or out of the village towards the highway. On New Year's Eve, on a clear day, you can watch the whole spectacle in the surrounding villages all the way to Munich if you walk or drive to the right spot.
The school buses start directly at the entrance to the settlement in various directions and serve different types of schools.
A kindergarten with a forest kindergarten is within walking distance in the village.

The bus lines 505 and 5050 run nearby, but sporadically, so a car is advisable.
