The living space of approx. 146 m2 is distributed over the floors as follows:
First floor: approx. 53.6 m2
Second floor: approx. 52.2 m2
Top floor: approx. 40.0 m2
The residential building has a room height of approx. 2.5 m on the first floor, a height of between approx. 1.95 m and 2.0 m on the upper floor and approx. 2.2 m in the attic.
The cellar ends with a barrel vault and is up to approx. 2.80 m high. Inside, it is approx. 6.0 m long, approx. 5.25 m wide and has a stone floor.
At the rear of the house there is a small two-storey unrenovated farm building. Only the electrics have been newly installed here. The ground floor was formerly used as a laundry room. The storage room on the upper floor is accessible via a closed footbridge. The ground floor and upper floor together have approx. 40.0 m2 of usable space.
The house has double-glazed wooden windows at the front and double-glazed plastic windows to the rear dating from 2023.
Heating is provided by 3 brand new, economical individual natural gas stoves. Furthermore, there are new infrared heaters with "smart control" in all other rooms.
The floor coverings consist of 8mm laminate and tiles in the bathroom, WC, kitchen and hallway in the modern dimensions 30x60.
Only the stairs are still in their original linoleum-covered state, here you can still realize yourself.

The infrastructure does not need much explanation: Friedrichstraße, Marktstraße and Universitätsplatz with all the stores and facilities of the city center are just a few steps away on foot. The transport infrastructure is excellent: A 7, A 66 and ICE junction. Frankfurt Airport is only about an hour's drive away.
