This stately former vicarage with its unique charm has plenty of space and many valuable original features. We are looking for new owners who love and appreciate history. Ideal for a large family or people who like that certain something. The characteristic house would also be ideal as a law firm. Keeping pets is very possible.

The former rectory was built as a representative large half-timbered house (oak framework) on a sandstone base in 1801. Approx. 240 square meters of living space are spread over two floors and a converted attic. Additional usable areas are the attic, cellar rooms and garden shed.
Two sides of the house have visible half-timbering, while the other two sides are additionally protected by a wooden shingle façade. Ecological thermal insulation was installed behind the shingle façade. Original wooden shutters on two sides of the house for all windows. Historic doors with loving details, wood paneling, wooden staircase with turned balusters from the ground floor to the first floor, high ceilings and generous room layout on the ground floor and first floor. Mighty, partially exposed oak beams, thick walls, a well-tempered vaulted cellar and lots of wonderful wood and sandstone work reflect solid, time-honored craftsmanship.
The first floor and 1st floor each offer many possibilities on approx. 90 sqm of living space. The layout on the ground floor: large kitchen with dining counter, study with library, living/dining room, guest room with shower and a guest WC in the hallway. On the 1st floor: spacious bedroom with adjoining spacious bathroom, large living room, bedroom. Top floor: 2 smaller bedrooms, a large room with small kitchenette, bathroom.

Several built-in wardrobes and a number of small cupboards provide ample storage space for all sorts of things. There is also a spacious attic that can be used for storage.

A romantic secluded garden with old trees, flowering bushes and many special plants, on different levels, a massive garden house covered in vegetation, sandstone steps and sandstone paths invites you to find your own personal favorite spot. In the upper garden area there is an old lilac arbor, an antique round sandstone table, a small pond and many other special features. The lower garden with carport is bordered by a wrought-iron courtyard gate with an additional pedestrian gate to the street. An old, mighty sandstone wall surrounds the property on the street side. The overgrown garden shed is currently used to store garden tools. It used to be the bakery and wash house and has also been a party house. It has its own attic and a fireplace.

The central heating (wood pellets and solar) provides pleasant warmth and hot water throughout the house, while an additional central wood-burning stove (large tiled stove on the ground floor + two smaller tiled stoves on the first floor) provides additional cozy warmth in the cold season or on cooler summer days. Overall, the house has a very pleasant and healthy indoor climate.

The historic vicarage is registered as a cultural monument. Subsidies for the purchase and for various measures can be applied for for owner-occupation. In addition, tax benefits can be claimed for income tax purposes within the framework of the depreciation scheme for listed buildings. All in coordination with the responsible public authorities. We will be happy to provide you with further information.

Information on equipment

This special house has been in our family for over 60 years. We had many happy and beautiful moments together here, an unforgettable time. Stories from earlier times also tell of a happy life and a very nice childhood in the vicarage.

It was completely renovated and over the years, measures were taken to preserve and maintain it. In all these measures, care was always taken to preserve and protect the original components and to use healthy building materials. The central heating was converted to pellet heating with a solar system, the wooden shingle façade was completely renewed, ecological insulation was installed underneath, the wood-burning stove was renewed, the carport and the canopy at the main entrance were given a new roof covering and much more.

We would be happy to provide you with further information in a personal meeting.
