2x apartment building in the center of Glauchau + building plot

A pharmacy operated on the first floor until December 2018.
From mid-2019 to mid-2021, almost the entire commercial space on the ground floor was extensively renovated.
The floors were removed and filled with waterproof concrete, the screed structure on top has underfloor heating. Many walls were fitted with horizontal barriers. A sewage pipe was laid through both houses (the only drainage to date ran at the end of the rear house through a brick shaft into the public sewage system). The house connection box and the supply line to the main meter box were renewed. All aluminum cables were replaced with copper cables and plenty of power outlets were created. The ceilings were rebuilt to be fireproof in accordance with the building permit. All walls have been freshly plastered.

The 1st floor is unrenovated and contains a 120m² and an 80m² apartment.

The 2nd floor is unrenovated. The 120m² apartment has been partially renovated in the last 15 years (floors have been built over and the bathroom has been updated)

The roofs are cold roofs and have not been renovated.

In 2022, an adjacent plot of land at the rear, which is advertised as a development site, was acquired in order to provide 4 parking spaces for the residential units. Parking spaces are a valuable commodity in this densely built-up area.

The properties have been completely vacated for sale, with one or two rooms currently still being emptied.
