Until they moved in with one of their children, our parents always lived in the house themselves and rented out the first floor after we both moved out.
Over the years, there have been a few changes to the room layout.
On the top floor, the room originally planned as a kitchen (water/waste water and stove connection were there from the start) was separated from the children's room by a partition wall. Since then, the room has been used as a kitchen (enough space for a table and 2-3 chairs to eat breakfast comfortably). However, it could also be used again as a home office etc. or reconnected with the larger room.
In the basement, the large heated room, which contains 3 above-ground living room windows, has been divided into 2 rooms. Due to the room height in the basement of a good 2 meters, the rooms can be used very well as a guest and hobby room, but cannot be declared as living space according to the WoFlV. An alcove with a guest WC has been added to the laundry room.
The oil central heating was renewed in May 2003 with a MAN Ecostar 18 condensing boiler. The previously installed plastic oil tanks were replaced a good 2 years ago with durable steel tanks (4500l). The radiators were probably also replaced by modern radiators in 2003.
The windows in the studio were replaced in September 2012.

The spacious double garage was planned by our parents themselves and added back in 1980.

Anyone who grew up in Oberasbach, like us, loves it. Playing in the garden or in front of the house on the street in an absolutely traffic-calmed location. Alternatively, the forest or bus stop are just a minute away. Dairy farmers nearby (milk/eggs/etc.).
From elementary school, middle school, secondary school to the nearby Dietrich-Bonhöfer-Gymnasium. A stone's throw away by bike. Playgrounds and football pitches, some with soccer pitches (incl. 2 goals) and basketball hoops.
Not forgetting the nearby Zirndorf indoor and outdoor swimming pools. And of course the well-known and popular Playmobil Land. If you like shopping streets, the traffic-calmed Zirndorf "shopping mile" is also a gift. I long for a bit of a return (church fair, clubs, etc.). The world still seems to be in order here...

But Oberasbach - which was elevated from the status of a municipality to a town during my childhood - is also very appealing for the adult world. In addition to the bus connections, the S-Bahn connection to Nuremberg at Petershöhe is also easily accessible. The subway line to Gebersdorf (Fürth-Süd) is also due to be extended by the end of 2025, which will significantly improve the connection to Nuremberg. Nuremberg and Fürth are also very easy to reach by car or bicycle.

In Oberasbach as well as in Zirndorf, which is directly adjacent to Oberasbach, you will find all the usual and necessary stores, doctors, public offices, etc. Everything is available, from bulk shopping and market shopping to farm shopping.

Beautiful walks start right outside the door and can be extended almost indefinitely. You can cycle from village to village or explore the beautiful Biberttal valley along the Bibert. Or you can cycle along the Bibert to the Rednitz valley and easily reach Fürth from there.
