Small Börde farm with potential

We are selling a small Börde farm that was built around 1800. From 1905 it was run as a butcher's shop. As a result, there is a store in the house that still contains beautiful tiles from 1905. However, the furnishings of the butcher's shop have been completely removed.
Much has been modernized in the main building. For example, there is an air/heat pump exchanger heating system and a photovoltaic system. The half-timbering has been repaired and some of it has been given a new clay plaster finish for a healthy indoor climate. The roof is intact and the windows are modern, some of them new.
On the upper floor there is an apartment with 6 rooms, three of which are immediately habitable. It would be possible to divide the property into two residential units. A granny apartment suitable for senior citizens is planned on the ground floor and has yet to be completed. The staircase is quite steep and should be replaced.
There is plenty of ancillary space that could be converted, e.g. a beautiful sandstone barn that could be converted into a loft. A park-like garden provides balance and relaxation and is easy to maintain. There is an ageing pool, but it is still fully functional. There is also enough space for a vegetable garden.

Weferlingen is a town with history in beautiful surroundings. There are all shopping facilities for daily needs, as well as doctors, a pharmacy, kindergarten and schools. Helmstedt, Wolfsburg and Braunschweig are within a day's commute. Even the future Intel site near Magdeburg can be reached via the highway in around 45 minutes.
