74078 Heilbronn-Biberach (Heilbronn) – Baden-WürttembergDue to a relocation to northern Germany, we are selling our semi-detached house in Heilbronn-Biberach. The beautiful, three-storey semi-detached house will be available from 01.12.2024. We bought the semi-detached house in 2008 when we first moved in and have lived in it ever since.
The living space is evenly distributed over three floors, with the spacious living and dining area, kitchen, guest WC, utility room and hallway on the first floor. Two patio doors lead to the south-west-facing terrace. Upstairs there are three bedrooms and a large bathroom with bathtub, shower and two washbasins. The top floor consists of a large and open gallery without partition walls, a full bathroom with shower and WC as well as a beautiful roof terrace. The attic is not converted into living space, but can be reached via an attic staircase and can be used very well as storage space. The extended garage offers the advantage of additional storage space for bicycles or garden tools. This area can be accessed through a side door. There is a direct passageway into the garden between the house and the garage. This also allows the parking space and garage to be used independently.
The plot is slightly set back from the main road and can be reached via a small path that is jointly owned. The actual plot size is 162 m², plus 1/8 of the communal property, which is 313 m² in total.
The house was built as a KfW 60 house, highly thermally insulated neopor shell bricks were used. There is 100mm thick PU insulation under the floor slab. The windows are fitted with high-quality insulating glazing. A gas boiler is installed as the basic heating system and the individual rooms are heated via underfloor heating. The domestic hot water is heated by the solar system and the gas condensing boiler. The gas heating was renewed at the end of 2019 and a Brötje appliance was installed. The chimney flue for an open fireplace is available, but was not used by us. A current energy consumption certificate was newly created.
The ALNO kitchen is installed in U-shape, there are high-quality Siemens appliances installed, including induction hob. The dishwasher was replaced in 2022. The Samsung refrigerator with a height of 203cm is a stand-alone solution, this was renewed at the beginning of 2021.
Parts of the furnishings can be taken over on request.
We installed a wallbox from ABL in the garage in 2020. A fiber optic connection has already been laid, but has not yet been put into operation by the service provider. A very high-performance internet connection is already available, which makes streaming and the like very convenient.

The house is being sold privately as it is and has been inspected by the buyer. Any warranty for visible and hidden material defects is excluded. Location
The Heilbronn-Biberach district with its more than 5200 inhabitants has three kindergartens, an elementary school with all-day childcare facilities, a spacious sports center, the Böllingertalhalle as another sports and event venue and the indoor swimming pool. There are bakers, butchers, a grocery store and a pharmacy on site for basic daily needs.
