Sunny 108m^2 apartment in Mariendorf

We are moving to Lower Saxony and selling our apartment in Berlin.

The property is located in a two-storey building on Rixdorfer Straße in Mariendorf, set back from the street and therefore surprisingly quiet. It is part of the listed housing estate "Nachbarschaft Mariendorf", built by the well-known architect Wils Ebert in 1955-1957.

The apartment is 108m2 in size and was originally merged from two apartments. It therefore has two balconies (2 x 2.5m2) and two cellars (20m2 + 12m2). There are 5 rooms, two of which have been merged to create a light-flooded, large dining and living room area ("living room" on the floor plan).

We moved in 6 years ago with a newborn and didn't have time to do extensive renovation and refurbishment work. That's why the apartment needs a bit of refreshing, but nothing out of the ordinary:
-Walls should be repainted/wallpapered sometime.
-The baseboards should be replaced.
-Two interior doors have damage.
-One of two bathrooms ("bathroom 1" on the floor plan) needs to be completely renovated.
-The kitchen is fully functional, but some fronts are damaged and therefore all fronts should be replaced to taste.
- The light switches need to be replaced as we use special switches with Philips Hue and no "normal" lamps

The house fee is €610/month and includes community costs such as waste disposal and garden maintenance.

There is also a communal cellar for bicycles.

We currently pay €30/month for a private parking space (with barrier) and €15/month for a garden plot of 44m2 directly in front of the door. This does not belong to the apartment, but can normally be easily taken over by the property management.

Fiber optic connection from Telekom is already planned for the building.
