93197 Zeitlarn – BayernOur community of heirs is offering this spacious house with 236 m² of living space and an extension reserve of approx. 80 m² on a plot of 858 m².
The house was built in 1974 with high-quality materials. It is located in Zeitlarn on the busy Schwandorfer Strasse, with the large terrace and garden facing south and west on the side facing away from the road. Next to the house are two large solid garages with a generous canopy, as well as an external cellar exit.
The walls of the building are made of 30 cm thick vertically perforated bricks, the ceilings are reinforced concrete ceilings with floating screed. The basement walls were bituminously sealed during construction and are still watertight today. At the current interest rate of approx. 3.0%, the annual rent of EUR 170 corresponds to a financing value of just under EUR 5,700. This means that the land costs are far below the costs that would be incurred if the land were purchased. This leasehold model is therefore an extremely cost-effective way of using a very large house on a very large plot of land in the long term, at least for the next 33 years.

The technical building equipment is in good condition.
A new oil condensing boiler with hot water tank was installed in 2007. The heating distribution was insulated, the radiators with thermostatic heads are in good condition and fully functional. There is a circulation system as well as outside and inside temperature sensors.
The electrical installation dates from the time of construction, but already has contemporary features such as a large number of circuit breakers, RCDs and a large number of sockets (high degree of installation). Antenna connections are available in every common room. Several telephone connections have been installed.
The sanitary facilities date from the time of construction and are fully functional but no longer look quite up to date. The building is connected to the sewage system.
Location
The property is located in Zeitlarn, a town north of Regensburg with just under 6000 inhabitants. Regensburg city center is 9 km away and can be reached by car in 10-15 minutes. Several bus lines connect Zeitlarn with Regensburg, the bus stops are within walking distance.
