This charming semi-detached house is located in the popular vacation resort of Hinterzarten, which attracts hundreds of thousands of visitors every year who want to explore the picturesque surroundings of the Black Forest. The Black Forest is not only a paradise for hikers, cyclists and nature lovers, but also an ideal starting point for discovering the regions of southern Germany, France and Switzerland.

Located in the eastern part of the village, just one kilometer from the main train station, at Winterhaldenwegstrasse 35, the property offers three fully equipped vacation apartments. Originally built in 1976, the house was acquired in 2014 by our family business, which successfully operates it as a vacation apartment complex with two other properties.

The living space of the house extends over a total of 240 square meters with a total area of 277.30 square meters. In addition to the living areas, there is a sauna, the boiler room with gas heating, a laundry room, the staircase and several balconies. The house has a plot of 616 square meters, five parking spaces and a separate garage.

The house is divided into three separate apartments with a total of eight bedrooms, eight bathrooms and three kitchens. Each apartment has at least one private balcony or terrace. The living areas of the individual units vary, with the basement apartment offering an area of 68 square meters, the first floor apartment 101.95 square meters and the loft 88.14 square meters.

The property is in good condition and is maintained annually. In addition, the entire electricity network was renewed in 2017. From an economic point of view, the house is extremely attractive for tourists, especially for groups of 4 to 14 people. Rental income averages between 100,000 and 130,000 euros per year. In 2022 and 2023, we recorded an average of 1060 guests with 4000 overnight stays, with the average length of stay being four days.

The accommodation options in the village's vacation apartments and motorhome pitches offer comfort and coziness for an unforgettable stay and are booked for around 600,000 overnight stays every year.

In the winter months, Hinterzarten is transformed into a winter wonderland, attracting skiers and snowboarders to the immaculate pistes and well-maintained hiking trails of the Windeck ski area. The nearby Feldberg offers further opportunities for winter sports activities such as skiing, snowshoeing and cross-country skiing, making Hinterzarten a first-class destination for all winter lovers.

During the warmer months, Hinterzarten's lush forests and picturesque trails invite hikers, mountain bikers and nature lovers to explore the breathtaking scenery. The Erlebnis- und Erholungswelt Badeparadies Schwarzwald in Titisee offers year-round relaxation and recreation for guests longing for a day full of activities.
