Steinstraße 1+3 und Kaiserstraße 44, 74889 Sinsheim-Weiler (Weiler) – Baden-WürttembergThe ensemble consists of three developed plots in the townsetter of the Weiler district. The former administrative building of the town at Steinstraße 1 with plot no. 7508 (location sketch in red) comprises the listed building and a garage accessible via the inner courtyard. A two-family residential building with a side wing and a barn at the rear are located on part of plot no. 7509 (location sketch in blue). Access is to be secured via a right of way still to be entered in the land register (location sketch in green). The measurement of the path and the separation of the club building to the east are still to be carried out and corrected in the land register. The former farmhouse at Kaiserstrasse 44 on parcel no. 7507 (location sketch in yellow) comprises a residential building with a barn and garage, which are accessible through a gate.
Steinstrasse 1:
Completed in 1930, the property was designed at the time as a town hall or administration building. Only part of the building has a cellar. This mainly houses the oil central heating system and the oil storage facility consisting of a welded steel tank as well as storage space.
The first floor can be reached via the main entrance on the corner of Kaiserstraße and Steinstraße and via the back door in the inner courtyard. A spacious staircase leads to the offices, which were last used as an administrative office, and the well-preserved citizens' hall with a raised ceiling. The attic has not been converted and shows the open roof truss with dormer windows and the bell tower.
The building is registered as a cultural monument in accordance with Section 2 of the Monument Protection Act.
Justification of the monument status (as of 3/1981)
Steinstraße 3:
The two-family residential building with side wing and barn at the rear is to be assigned to the ensemble for sale with the aforementioned approximate plot size. Access to the side wing and the barn is to be secured via a right of way still to be entered in the land register. The detached club building to the east will not be sold.
The residential building has an underground cellar that can be accessed via the staircase. The tanks for the central oil supply for the individual oil furnaces in the building are located there. The apartment on the ground floor is currently accessible via a separate door in the courtyard and is still in use. The sanitary facilities in the side wing are not intact. Use as living space is therefore not guaranteed. The apartment on the upper floor and the rooms on the ground floor can be accessed via the front door to the staircase in the courtyard. Two rooms have been converted in the attic. The attic section is not insulated or converted and connects the open loft.
Kaiserstrasse 44:
Located directly on Kaiserstraße and next to the former town hall, this former agricultural property comprises a single-family home, a barn and a double garage. You can reach the inner courtyard via the courtyard door or gate. To the right is the entrance to the former farmhouse, which was built in 1894. It consists of two full storeys, a partially converted attic and a loft. The vaulted cellar can be reached via an external staircase to the left of the front door. The central heating system is installed there.
On the left-hand side behind the entrance gate is a double garage for storing vehicles and equipment, which cannot be locked at the front. The barn opposite is spacious and historically divided into different plots with false ceilings. The floor there is partially unpaved.

Information on equipment
Necessary investments to improve the building fabric and the utilization of unused building and open spaces for development as part of the redensification of the inner city were key reasons for the decision to sell the ensemble.
The complex of buildings owned by the city is not to be sold in the highest bidding procedure, but as part of a conceptual sale. The former administration building and the barn at Steinstrasse 3 are currently only used by clubs and associations and will be vacated by the time of the sale at the latest. Otherwise, all other rooms, including those in the other buildings, are vacant and can be acquired without rental obligations.

The large district town of Sinsheim is located on the south-eastern edge of the Rhine-Neckar district, in the middle of the fertile Kraichgau hill country, an old cultural landscape in northern Baden, south of the Neckar.
Since the territorial reform in 1973, Sinsheim has included 12 rural communities, some of which are up to 15 km as the crow flies (23 km by road) from the town center.
To the district of Weiler:
Geographical location
The Weiler district with just under 2,000 inhabitants is located south of the town center. It is around six kilometers from the city center. It is closely linked to the district of Hilsbach. With a district area of 1,046 ha and a settlement area of 58.18 ha, Weiler is one of the larger districts of Sinsheim in terms of area.
About the properties
The plots for sale are at ground level and are located in the center of Weiler on the corner of Kaiserstraße, a thoroughfare to Sinsheim and Eppingen, and the traffic-calmed Steinstraße. The surrounding area consists mainly of residential buildings and former agricultural estates as well as large gardens behind the barns. Alternative housing models for several generations of strangers are also already available to some extent.

In the concept award procedure, the quality of the submitted concept is at the forefront of the award decision. The aim is to find a suitable solution for the ensemble in accordance with the criteria described in the complete concept exposé. The integration of the historically significant and listed former town hall and later administrative office in the building project in the center of the Weiler district is of particular importance. Depending on the planned structural changes, the purchaser's experience or, alternatively, the support of experienced third parties in the field of monument protection or in construction planning plays a key role. This applies in particular to changes of use and the associated investments in construction/renovation measures to preserve the listed building with a special character. The concept should also include the utilization of unused building and open spaces. The focus is on building development in line with the needs and demand of the region.
All applicants have the opportunity to take part in the competition with a concept.
The plot will be awarded at a guide price. This can be exceeded or undercut. Upon conclusion of the purchase contract, the purchasers undertake to implement the submitted concept. In the purchase contract, the change measures are contractually fixed in accordance with the submitted concept. Implementation should not exceed a maximum period of four years from the recording of the purchase agreement.
