Move in and feel good

We are selling our cozy detached house as we are building a new one to suit our age.
It is not huge, has no cellar, garden, garage....but we have spent wonderful years here as a family with 4 children.
The layout:
On the ground floor, a covered patio, utility room, a large eat-in kitchen, the heart of the house and a guest WC;
the 1st floor, the children's floor, with the 3 children's rooms and bathroom;
the 2nd floor, our realm, with a cozy, small, snug living room and bedroom.
Parking is available in the immediate vicinity and it is possible to rent a parking space, which we have used.
An energy certificate is available with energy efficiency class D 109.94kWh.

The house is located in the center of Böchingen, a nice little village in the Südliche Weinstrasse district. There is a bakery with post office and bus stop (school bus) in the immediate vicinity. Just a few minutes' walk away is the nursery and a great leisure area for young and old, with a playground, sandpit, soccer pitch, table tennis table, stream and picnic tables surrounded by greenery. The elementary school is in the neighboring village, secondary schools are 5 km away in Landau. Known as a university town, there are countless shopping facilities, supermarkets, hospitals, doctors, restaurants, etc. The Palatinate Forest, a paradise for hikers and bikers, with its many places to stop for refreshments in the club huts, can also be reached in just 2 km.
