The kitchen, which is adjoined by a practical pantry, will be equipped with a new fitted kitchen (still in the planning stage). The very bright living/dining area with conservatory has a fireplace connection so that a wood-burning stove can be easily connected. The area that can be used as living space is therefore considerably higher than the officially stated 200 sqm.
The house comes with 400 square meters of land. The price for an outdoor parking space is not included in the rental price and amounts to €30 per month; a garage could also be rented for €100 per month. It is possible to charge an electric vehicle. The house has a tool shed (for garden tools, bicycles, etc.). The heating costs are not included in the ancillary costs and must be settled directly with the utility company.

Floors:
The entire ground floor and the bathrooms are laid with light-colored granite. The steps are also made of granite (anthracite: Impala Nero/grey-white: Cristal), with the side step lighting and various other indirect lighting adding a very elegant touch. The bedrooms are fitted with laminate flooring. The entire floor in the basement is stylishly tiled to a high standard (Villeroy&Boch). The carpet shown in some of the pictures was laid by the tenant and will be removed.
Heating:
The house is heated with a high-quality gas condensing boiler. All rooms have underfloor heating, even all in the basement, except the storage room and utility/heating room. There is also a connection to the solid fuel fireplace in the living/dining area. The bathrooms have a towel dryer connected to the heating system.
Windows and conservatory:
Plastic windows, no roof windows, but 2 dormer windows facing north and 1 large dwarf gable facing south, as well as a super nice studio window on the gable side through which you can enjoy a beautiful sunset.

There are 2 exclusive bathrooms, each with corner bath, shower, WC, towel dryer and washbasin.
Location
The house is set back from the road in the Ottershausen district. It is surrounded by well-tended, ingrown gardens and therefore, apart from its own garden of course, also has a wonderful view of the countryside. Haimhausen is located halfway between Dachau, Munich and Freising. It has very good transport links via the highway, which is approx. 4 km away. The S-Bahn connection is provided by the Lohhof station (S1) (approx. 4 km). The airport can be reached by car in approx. 15 minutes. Haimhausen has a castle in which the Bavarian International School is located (distance to the house approx. 800 m). There are several kindergartens on site, as well as primary and secondary schools, doctors, pharmacy, various restaurants, ice cream parlor and various shopping facilities. Haimhausen has lots of greenery, a swimming lake, large sports facilities, opportunities for jogging or walking and many other leisure activities.
