Detached house with single-family apartment near Oleftalsperre

Room layout:

The covered main entrance on the left leads to a large staircase from which the two residential floors and the attic are accessed.
The self-contained apartment on the first floor has a hallway in the middle, an eat-in kitchen with pantry, a living room with access to the terrace and a bedroom on the right. The apartment has a windowed bathroom with shower and WC and two multi-purpose rooms facing the slope, one of which has a bathtub. The living space is approx. 70 m².
On the second floor with a living space of approx. 90 m², you enter the central hallway from the staircase and further to the right the large living room with a view to the south over Hellenthal. Attached to the living room is a balcony on the west side and a kitchenette on the opposite side with an exit to the large terrace with a view to the south. The large garden surrounding the house adjoins here. On the garden side, the apartment has a large bedroom, a smaller children's or guest room and a windowed bathroom with shower, WC and bathtub.
The shared staircase leads up to the top floor, where there are two larger, partially converted rooms and two further utility rooms off the central hallway. The attic thus offers a considerable reserve of space.
Next to the house are two garages with parking spaces and a smaller storage room at the rear of each garage.

Construction method:

The house was built in 1972 as a solid house with two full storeys and an attic with an inclination of approx. 30 degrees on a 600 m² plot with a floor area of approx. 120 m² each, plus garages.
The masonry is made of pumice stone, which offers the necessary strength as well as relatively good thermal insulation. The roof is covered with solid concrete tiles and is partially insulated.
The windows are predominantly double-glazed wooden windows with shutters.
Heating is provided by night storage heaters with individual electricity meters in each apartment.

Hellenthal is located in the south of NRW in the Eifel National Park. The impressive nature with meadows and forests, mountains and valleys offers many leisure activities; a good overview can be found on the homepage of the municipality of Hellenthal.

The spacious house is located not far from the Oleftalsperre in a quiet street on a gentle slope overlooking Hellenthal to the south and meadows and pastures to the north. You can reach the center of Hellenthal, the game reserve and the Oleftalsperre on foot in 20 to 30 minutes, as well as public transport stops.
