Information on equipment
All that remains of the origins of the former agricultural property from the 1920s is the 60 cm quarry stone masonry on the first floor. Today, the as-new, modern property has 189 square meters of living space on 2 floors, bright rooms and magnificent views.
The upper floor impresses on 117 sqm with exposed roof trusses, high-quality, hard-wearing oak country house floorboards and cozy underfloor heating; the 52 sqm living room flows seamlessly into the spacious 36 sqm kitchen/dining area; the kitchen is functionally equipped with a cooking island, technical appliances and granite worktops.
Eye-catchers are the lovingly inserted, historic beams and the water-bearing wood-burning kitchen stove, which also supplies the underfloor heating; the bedroom is also generously sized together with the open bathroom (free-standing bathtub with a view; barrier-free shower); WC and pantry round off the upper floor.
In the basement you can expect a balanced climate all year round; 3 ½ bright rooms, bathroom (barrier-free shower) and pantry, all with wood-look tiles and also underfloor heating make the 72 sqm living space absolutely cozy; only accessible from the outside is the technical and workshop room with heating system, oil tanks and water treatment.
The two floors are connected by a small staircase; ideal for a large family or a home office. However, it is possible to separate the two units with little effort.
An economical oil heating system serves as the primary heat supply, supported by the water-bearing kitchen wood-burning stove and the 10 m² solar system. Thanks to good building insulation (triple glazing), oil consumption barely exceeds 2,000 liters per year, even at comfortable temperatures.
The fresh water supply is provided by a private, abundant spring - two large fresh water tanks (redundant pump) allow lavish watering of the garden even at the height of summer. The water quality is ensured by deacidification and ultrafiltration systems (99.99% retention rate for bacteria and viruses).
An electricity- and maintenance-free three-chamber septic tank is used for wastewater disposal.
An optional diesel generator provides an adequately dimensioned emergency power supply for the entire house. The connection to storage batteries and solar supply (south-west facing roof) is prepared. This means that the property can be operated completely self-sufficiently with little effort.
Telephone and internet supply will be provided from 9/2025 at the latest via fiber optic cable (currently via LTE with approx. 30 Mbit/s). All rooms on both floors have LAN and TV connections.
The outdoor facilities have been elaborately landscaped with more than 150 m of walls in a very low-maintenance terraced design. Highlights of the 1,200 square meter property are:
- the south-facing terrace, which is not visible and has been laid out in an extremely attractive and high-quality manner with lots of natural stone, wood and planters; the splashing of the fountain and all-day sun invite you to laze around and celebrate on more than 70 square meters
- the two overhanging trees (lime + ash), which lend the property its characteristic charm
- a high-quality, 18 m² greenhouse guarantees healthy, home-grown food very early in the year despite the altitude; in addition, there are further garden areas with several raised beds and plant boxes.
- a lovingly designed garden pond with a capacity of approx. 30,000 liters and a constant supply of fresh water invites you to linger on the wooden terrace in front of the house in partial shade
- over 100-year-old, antique shell limestone paving (hand-cut) in the driveway and around the house are a visual treat

- two IC train stations each approx. 40 min.
- Munich / Linz airport approx. 90 min., Nuremberg approx. 2 h
- small ski area with 3 - 4 lifts 5 min.
