The apartment was renovated and renewed in 2018!
The floors were renewed with the exception of the hallway and living room. A high-quality vinyl floor with click system was laid in the kitchen and WC, the bedroom was fitted with a warming cork floor. There is a hard-wearing laminate floor in the office and a waterproof wood-look vinyl floor in the bathroom. The skirting boards were replaced with modern, black MDF skirting boards in 2023.
The balcony area was covered with durable larch wood planks.
All roller shutters and pull straps were replaced in 2023. The new roller shutter panels are made of aluminum and are filled with heat-insulating foam.
The entrance door was replaced in 2023 with a high-quality security door from Graute made of powder-coated aluminum with triple locking and anti-lift protection.
The spacious fitted kitchen was planned in 2018 and perfectly integrated into the spatial conditions of the apartment.
The bathroom was upgraded with a double washbasin with drawers and new fittings, as well as a full-width mirror cabinet. The rear wall was clad in a brick look.
The shower also has new fittings. A WC with cistern is a further enhancement.
Hot water throughout the living area is provided by an energy-efficient instantaneous water heater which, unlike a boiler, only heats water when it is needed.
The central heating is supplied with environmentally friendly district heating.
There is an air extractor in both the bathroom and the guest WC, which provides the necessary air exchange when required.
All electrical switching units and sockets have been replaced with high-quality ones from Busch und Jäger. LED spotlights have been integrated into the ceiling in the bathroom and guest WC and provide sufficient lighting.
The building has a fiber optic connection, which guarantees unlimited Internet access.
Location
Simbach am Inn with approx. 10,000 inhabitants is located in the southern part of the district of Rottal/Inn directly on the Inn. The town of Braunau with approx. 16,000 inhabitants is connected to the south by a bridge.
Via the B 12, which runs directly past Simbach, you can reach Passau in an easterly direction after approx. 60 km. The state capital Munich is 120 km to the west and can be easily reached by car via the A94 motorway from Marktl (approx. 10 min.).
The well-known spa triangle Bad Füssing/Griesbach/Birnbach is in the immediate vicinity and can be reached quickly.
Stores for daily needs are within easy walking distance. The train station is a 5-minute walk away, as is the bus station.
The district town of Pfarrkirchen is approx. 20 km to the north of Simbach.
Salzburg and the Austrian Alps and pre-Alpine lakes can be reached in a short time to the south (approx. 60 km).
