The first floor and the upper floor together have a living space of approx. 80m². There is also a cellar with a usable area of approx. 40m².
The terrace has an area of approx. 12m² and is situated in such a way that it is slowly covered by the shade of the house in the afternoon, which is very pleasant on hot days. There are also 2 small tool sheds in the garden with a combined surface area of approx. 5m². The garden is bordered by a hedge and contains a lawn and various ornamental plants.
The path system of the estate is shared by all homeowners.
As only 2 sides of the house come into contact with the outside air and these are well insulated (10cm polystyrene and plastic windows with insulating glazing), the house has a low heating energy requirement, to which the well-insulated flat roof (16cm polystyrene) also contributes. However, the exterior basement wall could do with better insulation and basement windows with insulating glazing. This would make it possible to gain living space in the basement if required.
In recent years, the house was only heated with a small stove on the first floor, which is no longer up to date. The installation of a future-oriented heating system (e.g. with an air-to-water heat pump eligible for subsidies) and the associated hot water generation would be a good idea. In principle, gas heating would also be possible, as a gas connection is available.
