The spacious, stately detached house in bungalow style has been kept in very good condition by constant maintenance measures and requires few repairs. Only the bathrooms need to be renovated, as the visual appearance in olive/brown is probably no longer in keeping with today's taste (or retro style). However, the 3 skylights need to be replaced.
The heating/ underfloor heating was switched to district heating in 2015.
Only 234 m² are indicated as living space on the calculation plan, but in fact it is at least 360 m² and another approx. 70 m² as usable space. This is because neither the balconies nor the outdoor seating area nor the conservatory were included in the calculation.
Therefore, the living space should easily be calculated as at least 360 m², as it is now.
With the enclosed alternatives, it is 560 sqm of living space and that without a significant extension to the existing building!!!!!
However, I would ask anyone who is interested to measure this themselves, as I do not accept any liability. Due to the different calculation methods, this cannot be done for a single-family house, even by a layperson.
The usable area is in the basement, from which you have direct access to the garden and can reach the basement from the large garage via a beautiful self-supporting staircase (this means that it has no structural contact with the wall and is only supported by the sockets between the steps, which is a very open design and very expensive to build).
On the upper floor there is a balcony and below on the entrance floor a 50 sqm terrace and from the lower level you can use a large conservatory (and the outdoor seating area in front of it) as well as access the garden area directly. (This can be included in the living space calculation with 50% and has not been included in the 234 m²).
Overall, the house is spacious and has an open, friendly entrance area, which is glazed on 2 sides and thus lets in light everywhere.
The view is rarely beautiful and relaxing, simply indescribably beautiful. Above all, it is unobstructable. This makes the property unique in itself, and the additional plot size makes it a real rarity.
There are 2 bathrooms and a guest WC. There are also 2 independent garages, one of which has direct access to the house via a cantilevered staircase. A larger shed/garden shed in the garden offers further storage space for garden tools and the like.
The garden has a well and a glass greenhouse with water connection.
In the basement there is a bar room/kitchen with outside access and access to the conservatory. This spacious room also has a tiled stove with heating ducts into the stairwell area.
This great family home, which is ideal for a larger family or multi-generations, is located in the Hoffenheim district near the stadium.
