This spacious, light-flooded 4-room apartment with 3 balconies in 3 different directions is located in a building set well back from the street, high above the rooftops at an airy height with unobstructed views of the greenery. The apartment faces east, west and south and offers incomparable views. Not only do you have the Olympic Stadium right in front of your eyes, but you can virtually look out over the city and on many days have a view of the Alps.
A feeling of freedom!
It is important to mention that there are only two other apartments on the same floor and that the flatmates here, as well as in the entire building, are quiet.
The apartment is in very good, well-kept condition, could be occupied immediately and still offers sufficient freedom to implement your own design ideas. Realization immediately or step by step.
You enter the apartment via a small hallway, from which the guest WC and storage room lead off. Straight ahead is the dining area, from which access to the west-facing balcony and kitchen opens up to the right. Straight ahead is the spacious living room with a south-facing balcony. To the left is a small hallway with access to the bathroom and 3 further rooms.
The first room in the hallway, viewed from the dining room, is rather square and generously proportioned and has access to the east-facing balcony. This is currently used as a study. The next, smaller room with a practical alcove in front of it is currently used as a bedroom. The last room in the hallway has a more rectangular layout and is also currently used as a study.
The floor of the apartment features the professionally sealed original screed, which is currently covered with carpets. If you would like to change this concept, you can easily lay wood, laminate or tiles without having to remove any old flooring.
Part of the wall between the dining area and the living room, including the door, was retrofitted to create another closed-off room. This could easily be changed to suit your taste.
The dining area would be more connected to the living room and the latter would be open to the dining area, which would create a different sense of space. The walls of the apartment are all smoothly plastered and currently all painted white.
The well-kept bathroom is still in its original state in terms of tiling and impresses with its light gray design. The toilet bowl, washbasin and fittings have since been replaced, while a large mirror and modern lighting complete the ensemble.
The 3 balconies have been repainted in light grey on the inside.
There is space for a washing machine in the bathroom (connection available). However, there is a laundry room equipped with washing machines and dryers in the basement of the house. The appliances are kept up to date and can be used for really little money.
The cellar room belonging to the apartment is located in a special lockable wing; there are only 4 cellar compartments here.
There is a separate lockable room for the building's baby carriages in the entrance area. In the underground garage there is a single parking space in a convenient location (parking space on the edge).
The flooring in the communal hallway was renewed in 2019, the elevator in 2022 and the roof of the building was freshly renovated in 2024.

Location
The 1972 Olympics took place in Munich. The world press also had to be accommodated. In the course of this, what became known as the Olympic Press City was built.
The architects were Alfred Angerer and Alexander von Branca, who are not only known in the relevant specialist circles. Together with the Olympic Village, the Olympic Park and the Olympic sports facilities as well as the Olympic Shopping Center (OEZ), a world-famous, architecturally unique ensemble was created, which has been under ensemble protection since 2001. This means that none of the ensemble components may be demolished.
The Olympic Press City served as a place of work and accommodation for the world's media representatives in 1972.
Today, it is an urban, centrally located residential area with plenty of green spaces and good connections. The apartments in the district are now all condominiums and many are occupied by the owners themselves.

The underground stations U1 and U3 are in the immediate vicinity (approx. 400 m). The bus line 175 stops directly in front of the door, stop Olympia Einkaufzentrum-Ost.
