Thank you for your interest in my apartment and I would kindly ask you to read the following text in full before contacting me.

A comprehensively renovated and bright 1 room apartment with approx. 45 square meters of living space in the Irgenhöhe residential complex in 66119 SB-Schönbach is for rent.

The apartment is barrier-free and is located on the 12th floor of the building "Irgenhöhe 26, 66119 Saarbrücken" with a total of 13 floors, which has an elevator.

As a rule, there are outdoor/underground parking spaces available in the residential complex, which you can rent separately. I will be happy to assist you with this. The costs for this are usually between €20 and €40 per month.

Due to its size, the apartment is suitable for use by a single person. Single parents with a small child, for whom there is a playground in the residential complex, are also an option.

The apartment is not suitable for a larger number of residents or a couple. Please refrain from such inquiries.

The stated operating and heating costs are an estimate, are to be seen as an advance payment and depend on your own consumption behavior. Your advance payments will be invoiced in the following year.

The entire residential complex was converted from oil heating to a modern combined heat and power unit in summer 2023.

As a result of this conversion, you will probably have to conclude a separate supply contract with Energie Saar-Lor-Lux for the heat in 2025. The advance payment for heating costs to me will then cease.

In addition, you will conclude a contract for electricity at your own expense, here there is a favorable tenant electricity offer, and if desired, Internet & TV. The apartment has a socket for cable reception as well as a classic telephone / DSL connection.

An open-ended index-linked tenancy agreement with a minimum term of 30 months is sought.

If you receive social benefits and housing benefit, please clarify the assumption of the costs in the stated amount (€ 430 basic rent, € 140 advance payment for cold operating costs, € 80 for heating costs and € 1,290 deposit) before contacting us.
