The kitchen has been renovated and modernized, including underfloor heating in the kitchen and hallway. A bright, open fitted kitchen adjoins the dining and living area and can be separated by a sideboard with a practical roller blind. In the spacious living room, an open fireplace has been replaced by a tiled hearth.
The rooms were wallpapered with high-quality cotton plaster and the floors are laid with laminate.
The first floor has a pantry with storage space under the stairs and a storage room with connections for a washing machine and dryer. On the second floor there are three rooms that can be used as bedrooms, children's rooms or studies, as well as a bathroom with shower and bathtub. The guest WC and the bathroom have unfortunately not been renovated by us and are still in their original condition from the year the house was built. The hallway and staircase are pleasantly lit by two Velux skylights with electric shutters on the outside.
The heating system has been replaced by a modern condensing boiler. In addition, as part of the roof renovation, thermal heating systems were installed to heat domestic hot water in order to make efficient use of renewable energy. This sustainable solution supports the building's environmentally friendly energy supply and has provided 65% of the hot water for 4 people in recent months.
The electrical distribution board has been completely renewed and is now equipped with circuit breakers, surge protection and RCDs. Additional installations include electric shutters and a wallbox for electric vehicles.
A fiber optic connection is already in place and active.
Each room has network connections to ensure a reliable connection.
The garden area is easy to maintain and includes a spacious, covered terrace with comfortable seating areas. There is a 4,800-liter rainwater storage tank under the terrace, which supplies the irrigation system and sprinklers in the garden via a pump. A robotic lawnmower takes care of the lawn, while an insulated shed and a wooden shelter provide additional storage space. In addition to the possible garage, the parking and storage area next to the house offers space for up to two vehicles, while a large parking area by the harbor provides additional space for visitors.
