Split-level bungalow in Sankt Augustin - 5 minutes' walk to the Huma shopping center and yet close to nature

I am offering my house free of commission in a bidding process. The stated purchase price is the starting price.

It is a bright and modern semi-detached house, which was built as a one-and-a-half-storey split-level bungalow in 1972. The house was last renovated in 2019.

It currently has five bedrooms, a working kitchen and two bathrooms (one with a bath and one with a shower) as well as a partial basement and a garage attached to the house with a parking space in front.

The living space is 107.17 sqm according to DIN 283 (without terrace area).

LAYOUT.
Upon entering the house, you are greeted by the central living level: a small entrance hall leads past the working kitchen and into the living/dining area with its floor-to-ceiling window front and access to the rear garden.

Two short staircases (seven steps each) lead from the entrance level. One staircase leads up to the mezzanine level, the other down to the basement level (souterrain). The room layout of the upper and lower levels is identical: there are two rooms and a bathroom on each level.

RENOVATION.
Essen­tially, the following renovation work has been carried out since mid-2019

The house is located in Sankt Augustin, in the so-called Blumensiedlung. The location combines two apparent opposites: Proximity to nature and the city center at the same time.

You can quickly reach extensive nature and recreational areas on foot (e.g. along the Sieg or behind the University of Applied Sciences) from where you can walk, jog, cycle or inline skate to Bonn, for example. A wide range of shopping facilities, the Bonn-Rhein-Sieg University of Applied Sciences and (other) schools can be reached at least as quickly.
