It was probably built at the end of the 19th century as a three-family house. However, it has been used as a single-family house for some time now.
A spacious, open-plan living area was created on the first floor by exposing the half-timbering. The living room leads to the large terrace, which is separated from the neighboring property by privacy screens and trellis elements, and to the kitchen. The anteroom or hallway leads to a WC and the cellar.
The partition wall on the 1st floor has also been removed. As on the ground floor, there are 1 1/2 rooms here, which could easily be separated again using the drywall method. The south room leads to a chamber, the former kitchen room, in which a kitchen or even a bathroom could be installed again. There is also a WC in the entrance area of the former 2-room apartment.

The two "original rooms" and another separate WC are still located here. The staircase takes you to the top floor with a large open room with exposed beams and a kitchen room that can be used as a utility room or into which a kitchen can be installed again. From the balcony up here you have a beautiful view of the Neckar valley.
The house has a full basement, partly with a vaulted ceiling.

The house was probably renovated and insulated to a high standard in 1987 and modernized continuously in the following years. The rooms all have parquet flooring, the kitchens and bathrooms are tiled. In 2015, the last part was equipped with modern radiators and a gas condensing boiler was installed, whereby the wood-burning stove can also be used on the first floor. There is a simple fitted kitchen and the refrigerator draws its electricity from the small photovoltaic system. The room height of approx. 2.10 meters is relatively low, but typical for such an old building.

The house should be rented for at least three years. The rent would be 1940 euros cold, plus 140 euros service charges. The gas costs would be approx. 120 euros with an EnBW contract and a gas consumption of 14,000 kWh (annual consumption of the last tenants).
During the time you rent the house, you will get to know the house better than I do and you will know exactly what you are buying. We have rented it out so far. The 500,000 euros mentioned would be a future purchase price as I could imagine it at the moment.
