The emergency exits can be used as normal exits via stairs. This means you can get to Fritz-Meyer-Weg and Cosimastraße in a short distance.
As co-owner of the building, its infrastructure can be used (e.g. coin-operated washing/drying machines, waste garbage cans).
The building is managed by a limited company with 2 employees who are exclusively responsible for this. In addition, 4 janitors work in the building on a permanent basis.
The underground parking garage is correspondingly well maintained. An external security service carries out sporadic daily patrols of the grounds.

The English Garden is also very close by (e.g. St. Emmeram).
Commuters coming to Munich from the north via the A9 or A99 can park their car here and use public transport to get to the city center.
Vehicle collectors also like to use the parking spaces.

The parking space is rented until 4.3.2025. The parking space was included in a rental agreement for my apartment in the building, which I have since sold, with a small rent surcharge of 45 euros / month. As I sold the apartment but not the parking space, the original rental agreement was split into apartment and parking space. These parking spaces are usually offered for 60-75 euros/month in the house. From 4.3.25, buyers are free to decide on pricing and type of use.
