New construction of a residential complex in solid wood modular construction with 28 residential units between approx. 29 m² and approx. 73 m² (at purchase prices of EUR 188,100 to EUR 546,700) with a total of approx. 995 m² of living space, 24 underground parking spaces and 8 outdoor parking spaces, on a plot area of 1,353 m².

1.the building
will be built in modular construction according to the KfW-40 standard and thus absolutely sustainable and ecological, as a multi-storey building with three floors that can be used for residential purposes. The building will be a solid timber construction with many large open spaces (garden areas, balconies and terraces). The roof will be a solid pitched roof.

2. the apartments
24 apartments are designed as single apartments with a terrace or balcony and offer a total living space of just under 30 m². The remaining 4 two-bedroom apartments each have a terrace, conservatory and/or balcony, with living areas of between approx. 59 m² and approx. 73 m² in total. Larger units are not planned. All apartments are already equipped to a high standard with a shower room and fitted kitchen.

3 The facades and outdoor facilities
The facades will be upgraded with high-quality real wood elements, with the materials required to ensure material protection. In addition, the first floor façade will be planted with natural greenery, so that the natural elements are in the foreground here. The outdoor areas are also designed as green spaces. For example, parking spaces will not be compacted, but covered with grass pavers.

1 In principle, the apartments being built will be offered for sale to owner-occupiers as well as investors. Due to the low purchase prices (from approx. € 190,000), of course primarily due to the small units, there will be lively demand here, as this makes affordable living possible.
2. sales to prospective vacation home buyers and use as a second home are excluded. This means that buyers from the immediate vicinity will be given priority.
3. as the apartments are all barrier-free, they are also suitable for senior citizens in every respect.
