The house was built in 1964 as a solid construction and has been lovingly renovated and refurbished over the last 20 years.
The following renovation measures were carried out:
-2024 the upper bathroom received a new bathtub from Villeroy & Boch.
-In 2023, the roof was professionally cleaned and defective roof tiles were replaced. The entire roof was then given a high-quality nano-coating with lotus effect.
-The bedroom balcony was sealed in 2023 and given a new covering.
-A new gas central heating system was installed in 12/2022.
-The upper bathroom was renovated in 2021.
-The balcony railing, on the large balcony, in the living room was completely renewed.
All doors on the ground floor were renewed, partly in the high-quality butt-jointed version.
In 2007, all windows in the house were replaced by first-class plastic windows with new shutters (partly electric). At the same time, the roller shutter boxes were insulated. Floor-to-ceiling windows were installed in several rooms. The children's room has been fitted with a front fall protection (French balcony). The windows facing the forest are either secured with bars or are made of burglar-proof glass (RC2).
-Redesign of the garden area.
-Construction of the upper garage.
-The bathroom on the garden level was completely renovated. A corner bath, granite floor with electric underfloor heating and a washing machine connection were installed.
-A garden shed and a trampoline were installed in the garden.
Marble flooring has been laid in the two large hallways (ground floor and garden level). All rooms have vinyl or laminate flooring.
The property has two garages with electric door openers. Beautiful fitted kitchens are installed in both apartments.
The large balcony has an electric awning.
There is a small workshop and a laundry room in the entrance area of the lower apartment. The house does not have a basement, but does have a very large attic. It may be possible to build another floor here, as the attic floor is concreted.

In the south-western part of the Black Forest, at the foot of the 1241 meter high Kandel, lies the large district town of Waldkirch with over 21,000 inhabitants.
As the cultural and economic center of the Elz Valley and the ZweiTälerLand region, Waldkirch has a very good infrastructure. Freiburg is only 16 kilometers away and can be easily reached in a few minutes by train (every 30 minutes), bus or by car via the freeway. The proximity to the border triangle and the Black Forest metropolis of Freiburg has its own special charm. The A5 highway is easy to reach. The doors to the world are open to you via Freiburg main station and Basel airport.
The property is located in the Kollnau district of Waldkirch.
The paved road ends directly in front of the house and turns into a forest path. Various hiking trails into the picturesque surroundings start from here. The property has only one direct neighbor, the forest or forest paths border directly on the three other property boundaries.
