Refurbished semi-detached house in top location in Brühl Kierberg

The semi-detached house was built in 1966 in solid construction.
On the first floor are the living room, a separate study/guest room, the kitchen with dining room and a guest WC. A conservatory was built in 2001, which can be accessed from the living room and the study.
There are three rooms and a bathroom on the top floor. The balcony extends over the entire garden side.
The house has a full basement. In addition to a utility room and a boiler room, there is a cozy party room and another guest WC.
An external cellar staircase is available. The garage and parking space are just a few steps away from the house.

The house has already been partially modernized in recent years. The heating and hot water supply is provided by a gas condensing boiler, which was installed in 2010. The roof was re-roofed and insulated in 2014. The plastic windows were replaced around 20 years ago.
The windows have roller shutters.

The house is located in a quiet cul-de-sac in Kierberg. The city center of Brühl can be reached on foot in approx. 15 minutes or by bike in approx. 5 minutes. The bus stop for line 18 (Cologne / Bonn) is only 1.2 km away. Line 18 runs every 10 minutes during the day in the direction of Cologne. The two train stations Brühl-Kierberg and Brühl are also very easy to reach.
Kindergarten, elementary school and a grammar school are in the immediate vicinity. All other secondary schools are easily accessible by bicycle.
There are numerous stores for daily needs. Brühl has a very high recreational value thanks to its varied gastronomy, wide range of cultural activities and extensive sports facilities. A fitness studio, for example, is only a few steps away. The beautiful city center is unique in the region. The nearby Ville forest also offers good opportunities for cycling and hiking tours. The Heider Bergsee lake in the middle of the Ville forest is only 600 m away on foot.
