PURCHASE PRICE DETERMINATION
According to information from the expert committee, the standard land value is 710 euros/sqm, i.e. 469,000 euros for 661 sqm.
The cut-off date for the data collection almost a year ago was 01.01.2024, according to which detached houses from the existing stock (older than two years) with normal fittings currently cost between 3200 euros/sqm and 6600 euros/sqm. The median is 4500 euros/sqm. Based on this, the house with 221 square meters of living space has a value of approx. 994,000.00 euros, for the property a total amount of 1,463,000.00 euros. As "normal" equipment was assumed in the valuation, the pool, whirlpool, sauna house, 2 elevators etc. were disregarded in the valuation and the offer price was reduced by more than 100,000 euros to 1,349,000 euros.
The original 2-storey building from 1946 was extended by an attic storey in 2004 and completely rebuilt.
The almost 50sqm extension is today's living room, which is adjoined by the 24sqm heated conservatory. From here there is access to the garden with whirlpool and heated swimming pool.
A large terrace has been created on the roof of the extension on the first floor of the house.
