3-room apartment in an old building (first occupancy after renovation)

The apartment has been extensively modernized and this is the first tenancy agreement. It is located on the 1st floor. The living room with parquet flooring and balcony faces the quiet side street to the north; the rest faces south towards the quiet, bright inner courtyard. A condensing boiler has been installed for heating. The apartment is unfurnished.
The neighbors are pleasant and quiet, so we are looking for suitable tenants for the house. We are looking for non-smokers without pets, preferably with a child. Please take your time for an application with meaningful documents, as there will be few, individual viewing appointments. Desirable would be:
Cover letter
Current Schufa credit report
Proof of salary for the last 3 months
Confirmation of no rental debts from the current landlord
Proof of existing household contents insurance
Copy of identity card (front and back)

An open-ended tenancy agreement is offered with interest in a long-term tenancy. In addition, a tenant's exclusion of termination of 2 years is agreed. The deposit is three net cold rents.

The apartment is offered free of commission.
