The equipment of the building can be described as simple. The property is heated on the first floor by an oil-fired central heating system in the kitchen. The oil tanks are stored in the cellar. The apartment on the upper and top floor was last heated by a wood-burning stove. In addition, individual oil stoves with a central oil supply, also supplied via the cellar, provided heat in the upper areas. The domestic hot water is heated by electric boilers.
The heating of the building no longer meets the legal requirements and needs to be replaced. The chimney is damaged and needs to be renovated if it is reactivated. The property shows signs of wear and tear and damage and impairments typical of the year of construction. The property also has damage and moisture defects, such as rising damp. The roof is insufficiently insulated or not insulated at all. Extensive renovation work is required.

The large district town of Sinsheim is located in the north of Baden-Württemberg, belongs to the Rhine-Neckar district and has around 37,000 inhabitants. The town is approx. 30 km from Heidelberg, approx. 50 km from Mannheim and approx. 55 km from Ludwigshafen.
Sinsheim is connected to the surrounding area via the B39, B45 and B292 federal highways and the A6 highway towards Mannheim and Heilbronn. The town is located on the Heidelberg - Sinsheim - Heilbronn and Sinsheim - Eppingen - Karlsruhe railroad lines, is connected to the S-Bahn and has a bus network.
The district of Steinsfurt is located to the south-east of the city center. It is around 4 km from the city center and around 2 km from the Sinsheim-Steinsfurt freeway junction.
There are bus stops and an S-Bahn connection in the immediate vicinity. The surrounding area is mainly characterized by residential buildings with numerous outbuildings such as garages, sheds and barns as well as mixed-use buildings.
The single-storey property is located not far from the center of the suburb in a traffic-calmed location and has a courtyard at the rear. The path to the courtyard, which can be used from Keltergasse to the left of the building, also serves as an additional path to the neighboring property with parcel number 8343 and is secured by an easement.

Terms of sale:
The sale is subject to a bidding procedure and the approval of the decision-making bodies. The highest bidder will be awarded the contract once the approval process has been completed. The deadline for submitting bids will be announced and is planned for the first quarter of 2025. The minimum bid is € 100,000.00.
