We are offering interested parties a new home for our communal housing project in Waldems, Bermbach district. Together with the core group that has already been formed, we are developing the community for 25 residential units. Together with as many curious interested parties as possible, we would like to further develop our community. The apartments offer space for singles, couples, single parents, old, young, married, separated, in love, long-time residents and many more. You have to be diverse and tolerant, then you will fit in with us. The first apartments will be ready for occupancy from March. Completion of all residential units is planned for October 2025.

Information on equipment
The timber-frame house meets the highest residential standard with QNG certification. With a primary energy requirement of 15kw per square meter per year, the apartments are well below the KFW 40 standard. Thanks to special fittings from Hansgrohe and water-saving WC systems with flush technology, we use around 50% less water than a normal new build. In combination with showers with heat recovery, we reduce the energy requirement for hot water by 65%.
A very special highlight are the 4.25kw photovoltaic systems allocated to each residential unit, each with 5kw of personal storage. The calculation results in an electricity production of approx. 65% for the 2-person household. The technology used will allow the residents to purchase electricity on the electricity exchange at the lowest rates from 2025. This means that the remaining electricity requirements can be purchased at a price that is approx. 20-25% lower.
We heat with smart-controlled and very spontaneous infrared heating and reduce the heating requirement by approx. 2/3 through integrated ventilation with heat recovery.
Thanks to smart control, we can (in contrast to underfloor heating, which has to run 24/7 at the desired temperature) spontaneously bring the room temperature to the desired temperature when we are present and lower or raise it spontaneously.
Location
Waldems Bermbach is located 5 minutes from Idstein and the A3. The four houses in the residential project form the final construction phase of a new residential area directly on the unobstructable edge of a field with a good distant view. Buses run to Idstein every half hour and to Königstein every hour. There are also regular buses to Bad Camberg. The community is also planning to purchase its own car pool and several e-bike cargo bikes. There is a kindergarten in the district. The elementary school is 3 minutes away in Heftrich.

We meet alternately on Wednesdays and Thursdays at 19:00 in Waldems Esch in the Pizzeria Da Giorgio.
