A beautiful classic property, originally built in 1979, completely gutted and rebuilt. In 2017, all trades were renovated and brought up to the latest technical standards.
This included the removal of all floors including screed and the 40-year-old underfloor heating. Removal of all electrics, cabling and distribution. Dismantling of all water-bearing pipes on the ground floor and upper floor as well as the dismantling of all side walls on the upper floor.
On the first floor, a 40m3 indoor pool was filled in and concreted, creating a south-facing 70m2 kitchen-living room with access to the terrace and large window fronts in three directions. A wonderful space that is the center of family life from morning to night.
The kitchen, originally in the smallest room facing north, has been replaced by a shower room in the now separate guest wing.
The internal access to the double garage was extended with a separate side entrance including a "dirt trap" and a small dog shower.
On the upper floor, the room layout was redistributed into 4 large bedrooms, two bathrooms and a 60m2 play corridor in line with modern architecture with generous areas. By removing the southern roof truss, an approx. 50m2 roof terrace was created with a view of the beautiful natural trees on the southern plot. The entire roof was newly insulated on the inside, 14 large Velux windows were installed and two dormers were rebuilt and fitted with floor-to-ceiling sash bar windows. Three south-facing rooms of almost equal value and flooded with sunlight make use of a beautiful shower room with a view of the roof terrace.
A large master bedroom with connecting passageway and en-suite shower and bath with a wonderful east-west orientation brings the sun into the bedroom in the morning and evening.
Directly accessible from the 60m2 hallway and therefore centrally located for all residents, a laundry chute takes the dirty laundry to the laundry room below.
The upper floor provides access to the large roof terrace and the partially converted attic with gallery and two storage rooms, which is connected via a full-size oak staircase.
The last relic of the original house, the heat generator, was replaced in 2021. The old oil heating system with underground tank was decommissioned and replaced with a new gas condensing boiler. The savings in maintenance costs are therefore over 20%, despite the general rise in energy prices.
